Construction Starts on Sarpy County Warehouse Building
R&R Realty Group has broken ground on its fourth warehouse building at R&R Commerce Park South, a Class-A industrial development near 156th & Schram Road in Papillion. The 286,000 sq. ft. building will feature clear heights up to 36 feet, multiple dock and drive-in doors. Completion is scheduled for September 2026.
Frosty’s Ice Cream to Close Permanently October 15
Frosty’s Ice Cream & More plans to permanently close its store at 17220 West Center Road on October 15. It could close earlier if inventory runs out faster than anticipated. In a social media post, the ownership cited economic challenges over the past few years as a reason for the closure.
Developers Plan Two Missing-Middle Projects
“Missing middle” housing projects are in the works in the Blackstone Neighborhood and north Omaha. A developer plans to convert the building at 521 South 38th Avenue into a fourplex apartment building. Each unit is a 1-bedroom apartment. Previously, it was used as office space by UNMC. Near the southwest corner of 25th & Grant Street, BBTB Investment Club plans to build a stacked duplex on a vacant 4,800 sq. ft. lot. Each unit will be approximately 1,600 sq. ft. and have two bedrooms and two bathrooms. – Isaiah Ang
AIM Fitness & Nutrition Opens in Gretna
AIM Fitness & Nutrition, a private personal training studio, has opened its first Omaha-area location at 11922 Standing Stone Drive in Gretna. Founded in 2018, AIM also operates a Lincoln location focused on nutrition. AIM strives to help clients “gain energy and feel confident in their skin.” – Nicole Buntgen
Sonesta Suites to Be Converted to Apartments
The Sonesta ES Suites at 6990 Dodge Street may be converted into a multifamily apartment complex. The Omaha Planning Department approved a request to rezone the property to TOD-2-MX. The conversion would result in 80 residential units, including 60 efficiency units and 20 two-bedroom units. – Isaiah Ang
FNBO Acquires Kansas City-Based Bank
FNBO this week closed on its acquisition of Country Club Bank of Kansas City. Announced in May, the acquisition brings together two privately held, family-led banks with deep regional roots. Omaha-based FNBO, founded in 1857, is one of the nation’s largest privately owned banks with more than 100 branch locations across eight states, including 10 branches currently in Kansas City. Country Club Bank was founded more than 70 years ago. With the acquisition, FNBO now has 30 Kansas City-area locations.
Brewery Plans to Open in Downtown Ralston
Lovely Brewing plans to open in mid-October at 7628 Main Street in Ralston. The local brewery recently offered a sneak peek during an Oktoberfest event last weekend.
Girls Inc. Breaks Ground on Expanded South Omaha Center
Girls Inc. broke ground on its highly anticipated South Omaha Center construction project at 2108 L Street, behind South High School. Girls Inc. also announced a campaign to raise the final $2.7 million of the $35 million project. The new facility will continue to be known as the Emma Lozier Center. At 36,000 sq. ft., the updated center will be nearly five times larger than the current building and will accommodate 300 girls.
Hiro 88 Old Market Undergoing Extensive Renovations
Hiro 88 has temporarily closed its Old Market location at 1308 Jackson Street for a major renovation. The project started earlier this week and is expected to take two months. Hiro 88 has other locations at 3655 North 129th Street and 17664 Welch Plaza.
Development Planned Along Field Club Trail
The Omaha Planning Board approved a developer’s Tax Increment Financing application to develop a surface parking lot east of 40th & Pacific Street, a narrow strip abutting the Field Club Trail. The developer has a 50-year ground lease with the University of Nebraska, which owns the property. The $11.1 million project consists of 31 townhome apartment units, ranging from one-to-three bedrooms with attached garages. Unit rents would range from $2,150 to $3,125 per month. Construction is set to begin this fall with a completion date of February 2027. – Isaiah Ang
Varsity Sports Café Sells to New Owners
The owners of Varsity Sports Café & Roman Coin Pizza announced in a Facebook post that they have sold the business. The new owners were not identified, but the post indicated that business would continue in a similar manner. Varsity has locations at 9735 Q Street and 3504 Samson Way in Bellevue.
North Italia Plans to Open November 19 at Village Pointe
We now have an opening date for North Italia’s first Nebraska location: November 19th. The restaurant is under construction in the former Bravo Cucina Italiana space at Village Pointe. North Italia is a national chain under The Cheesecake Factory umbrella of restaurant brands and serves handmade pasta, pizza and other Italian inspired dishes. North Italia has 39 locations in 13 states. The closest existing ones are in Kansas City and Denver.
Nebraska Brewing Company to Close Permanently
After 18 years in business, Nebraska Brewing Company plans to go out of business. Owners Paul and Kim Kavulak made the closure announcement today on their company Facebook page. The actual last day has not yet been determined. Nebraska Brewing Company’s brewery and tap room are located at 6950 South 108th Street in La Vista.
Company From India to Buy Sojern, Inc.
RateGain Travel Technologies plans to purchase Sojern, Inc. for $250 million. San Francisco-based Sojern was founded in Omaha in 2007. Sojern offers an AI-driven marketing and engagement platform for travel and hospitality companies. The firm reported $172.2 million in revenue in 2024. The deal is expected to close within 45 to 90 days of signing, subject to government approval. RateGain is based in Noida, India.
Flagship Restaurant Group Named to Top 200
Omaha-based Flagship Restaurant Group has been ranked among the nation’s 200 largest multi-concept groups by Nation’s Restaurant News. The list is based on number of operating units. Flagship operates nearly 50 locations of concepts like Blue Sushi, Clio and Ghost Donkey. – Nicole Buntgen
Parking Restrictions Scale Back QMetro Project in South O
The QMetro mixed-use project near the MCC South Campus was revisited by the Omaha Planning Department this week. Originally, the $25 million project consisted of a 5-story, 72-unit apartment building with 18,000 sq. ft. of ground-floor commercial space. Based on issues with required parking, the project is currently a 4-story, 57-unit apartment building, with 15,000 sq. ft. of commercial space. The most recent rendering shows a drive-thru lane for a potential coffee shop. – Isaiah Ang
Kathy’s Bar & Grill Opens in Gretna
Brag N Rights in Gretna, formerly known as Wagon Wheel, has reopened under new ownership as Kathy’s Bar & Grill at 115 North McKenna Avenue. The kitchen has not yet opened, though the business teased smash burgers on its menu. – Nicole Buntgen
Cornhusker Auto Wash & Express Lube Breaks Ground on New Facility
Cornhusker Auto Wash & Express Lube started construction this week on a four-bay Express Oil Change facility at 25th & Cornhusker Road in Bellevue. Completion is scheduled for next June. The company was founded in 1986 and has existing locations in Bellevue and Fremont.
Blackstone District Hosts Annual Farnam Fest
Blackstone Farnam Fest is back for another year on October 11. The event will take place at Blackstone Alley, the revamped event space behind Scriptown Brewing, near 39th & Farnam Street. Farnam Fest will include live music, a vendor market, food trucks and an outdoor bar. Gates will open at 11am and music will begin at 12pm. Admission is free.
Mid-America Business Index Falls Below Growth Neutral
For the second time in the past three months, the Creighton University Mid-America Business Conditions Index, a leading economic indicator for the nine-state region stretching from Minnesota to Arkansas, sank below growth neutral. The index, which ranges between 0 and 100 with 50.0 representing growth neutral, fell to 49.8 from 50.5 in August.

Omahans Invited to Share Input on Streetcar Brand & Logo Design
Omaha metro area residents are invited to take an online survey to provide their opinions about the Omaha streetcar’s brand and logo design. The survey, which takes about seven minutes to complete, is open through Tuesday, October 7. The survey is available at publicinput.com/v80820. The streetcar brand will be unveiled at the end of the year. Responses will remain anonymous.
Building Products Company Opens Omaha Distribution Center
Cameron Ashley Building Products, Inc., has opened an Omaha distribution center at 13661 Giles Road. The facility includes 67,700 sq. ft. of warehouse along with 4,700 sq. ft. of office and mezzanine space. The South Carolina-based company is a wholesale distributor of roofing, insulation, gypsum, siding and other building products. Cameron Ashley has more than 70 distribution centers nationwide.
Ooh De Lally Plans to Add Coffee Shop in North Omaha
Ooh De Lally, a non-profit restaurant with a mission of helping previously incarcerated persons transition to employment, is expanding. The organization will repurpose the vacant Johnson Sash and Door Building at 1412 Military Avenue. Plans call for eight apartment units on the second floor and a bakery/coffee shop on the ground floor. Like the original restaurant in Dundee, Ooh De Lally’s bakery/coffee shop will provide employment for formerly incarcerated people. Renovation will begin this fall and should be completed by late 2026. – Isaiah Ang
Holland Performing Arts Center 20th Anniversary Celebration Planned for Friday
Omaha Performing Arts will celebrate the Holland Performing Arts Center’s 20th anniversary this Friday at 8 p.m. The event will feature dance and music performances from local artists. Built on a former Swanson food plant site at 12th & Douglas Street, the 175,000 sq. ft. facility was primarily funded by a $90 million donation from Mary and Richard Holland. In 2022, Omaha Performing Arts announced an expansion of the center with added rehearsal, workshop and classroom space. Named the Tenaska Center for Arts Engagement, the $108 million expansion is expected to open spring 2026. – Isaiah Ang
Black Label Burgers Expanding to Blair
Black Label Burgers & Shakes will open in October at 1631 Washington Street in downtown Blair, taking over the former Red Brick Bar and Grill space. The Fremont-based restaurant first opened in September 2022. - Nicole Buntgen
Omaha Steaks Breaks Ground on $20 Million Facility
Omaha Steaks broke ground this week on a $20 million Product Safety Facility that will use cold pasteurization technology to ensure the safety of its ground beef and other protein products. The 40,000 sq. ft. building will be adjacent to the company’s fulfillment center in the Steel Ridge development southeast of Interstate 80 & Highway 370. The center is expected to be operational by June 2027 and will be the first of its kind in America.
Multiple Construction Projects Planned at 8th & Douglas
The intersection of 8th & Douglas Street downtown is nearing its long-awaited transformation. Last year, the city announced a major project including a building for the Omaha Children’s Museum and a high-rise apartment project by NuStyle development. A city-owned parking garage will soon go vertical based on a recent building permit. The garage will be a 4-story structure with ground floor retail space. – Isaiah Ang
Wine & Spirit Bar Plans to Open in Midtown
Chateau Vin Wine & Spirit Bar will soon open at 220 South 31st Avenue, Unit 3108, next to Pa Mas in Midtown Crossing. The local spot will feature more than 100 global wines, a wine club, cocktails, spirits, and a food menu. – Nicole Buntgen
Countryside Cones Closing in October
Countryside Cones will close its shop at 8721 Countryside Plaza in Countryside Village on October 25 after three years in business. The family-owned shop is known for its soft-serve custard and will honor gift cards through its closing. - Nicole Buntgen
VASA Fitness Opens Bellevue Location
VASA Fitness has opened at 909 Fort Crook Road in the former No Frills grocery store space near Southroads Mall in Bellevue. The Utah-based gym chain also has Nebraska locations at 14445 West Center Road in Omaha plus one in Lincoln. - Nicole Buntgen
Hammer & Nails Opens Near 144th & West Maple Road
Hammer & Nails, an upscale hair and grooming business for men, opened its first Nebraska or Iowa location in August at Greyhawk Pointe near 144th & West Maple Road. All the services are geared toward men, but the shop is open to all customers. Offerings include hair-and-beard services, manicures, pedicures, signature treatments and a full bar, allowing patrons to sip a beverage while receiving grooming services. Hammer & Nails has locations in 19 states.
Terence Crawford Victory Parade Takes Place Saturday
The City of Omaha will host a parade downtown this Saturday, September 27, at 10 a.m. to celebrate Terence Crawford’s historic victory over Canelo Alvarez. The parade will begin at 19th & Farnam Street and travel to 10th & Harney Street before culminating with a ceremony at Heartland of America Park at The RiverFront. The parade follows the same route as the victory parade held after Crawford’s historic 2023 win over Errol Spence. In that fight, Crawford became the first male to become undisputed champion in two weight classes during the four-belt era. - Cole Young
Toys R Us Returning to Omaha at Westroads Mall
Toys R Us will open one of its first come-back stores in the former Forever 21 space at Westroads Mall. The famous toy retailer went out of business in 2017, but a new owner is bringing it back to life. Toys R Us will occupy a 2-level, 30,796 sq. ft. space on the mall’s lower level. Opening is planned no later than Black Friday. Westroads is now 98 percent occupied.
New Restaurant Coming to Former Sakura Bana Space
Signage is up for a new restaurant called Crafted Ramen at 7425 Dodge Street in the former Sakura Bana space near 74th & Dodge. The restaurant is sharing soft-opening details through its mailing list and appears to specialize in miso ramen. – Nicole Buntgen
Developer Plans Apartment Building in Bellevue
A developer plans to build a multifamily building at 1724 Wilshire Drive near Harlan Drive & Galvin Road in Bellevue. The 1.51-acres lot is located next to Freedom Village of Bellevue, an independent living facility. According to a planning department document, the project consists of a 4-story apartment building with 59 underground parking stalls and 61 surface parking stalls. The estimated number of total apartments will be 80 with a mix of one-to-four-bedroom units. The building will also have a playground area. – Isaiah Ang
Heartwood Preserve Greenway System Wins National Award
Heartwood Preserve, a 500-acre, mixed-use development west of Boys Town, received a top national design award for its greenway system infrastructure that “doubles as art” and an additional award for General Excellence as one of three national finalists in the Urban Design category in Fast Company’s 14th annual Innovation by Design national competition. Heartwood Preserve has roughly 80 acres devoted to green space, eight miles of trails and more than 10,000 trees.
Williamsburg Pizza Opening Second Location This Week
Williamsburg Pizza, a New York-based chain, plans to open its second Omaha location north of 156th & Maple on September 23 following a hood system issue delay. The brand opened its first non-New York location in Omaha in 2023 near 168th & Harrison Street. - Nicole Buntgen
Lopez Taco Opens on Leavenworth Street
Lopez Taco, a food truck, has opened at 1928 Leavenworth Street. While the set schedule runs Tuesday-Thursday 11 a.m.–9 p.m., Friday 11 a.m.–10 p.m., Saturday 11:30 a.m.–10 p.m. and Sunday 11:30 a.m.–5 p.m., the owners note they may open earlier and “if the window is up, it’s open.”
The Fuel Bar Opens in Ralston
The Fuel Bar, a shake and tea shop, opened on September 13 at 7799 L Street in Ralston. The menu includes meal-replacement shakes, energy teas, protein coffees and snacks. – Nicole Buntgen
Harrison Financial Services Moves to New Headquarters
Harrison Financial Services, an Omaha-based financial planning firm and member of the Northwestern Mutual Private Client Group, has moved its headquarters into the Triage building at 13609 California Street, Suite 300. The building will be renamed as the Triage/Northwestern Mutual building. Harrison Financial Services has 25 team members and plans to hold an open house this fall.
