The Müller Apartments Provide Blueprint for Future Urban Core Development

The Müller Apartments are under construction at 2226 Howard Street and on schedule for a grand opening this October. The 4-story building is going up on a narrow site one block south of the future streetcar line.

The $9.58 million project is part of a dense residential pocket centered on 24th & Howard Street. The neighborhood last year saw the completion of a larger 5-story apartment building across the street. Most of the other neighboring apartment residences are a collection of renovated historic buildings.

The Müller is inspired by “boutique hospitality,” a belief that apartment living should feel more thoughtful. The ownership is focusing on “the details that shape everyday life—from beautifully designed residences and curated resident amenities to meaningful local partnerships and personalized service.”

Developed by husband-and-wife team Bryan and Leigh Mueller, The The Müller will only have 38 apartments but will be heavy on amenities including several features geared toward working professionals.

The basement not only contains indoor parking, but it also boasts a golf-simulator space, conference room, game room and even a sound-insulated podcast studio with solid concrete walls.

The main entrance on first floor will feature a two-way fireplace, comfortable seating areas and lots of floor-to-ceiling windows. Further back on first floor will be individual “work pods” for residents who don’t want to work inside their actual apartments.

The Müller will have studio, one- and two-bedroom apartment units. Leasing is underway. The apartments are feature-rich and have large windows. Units on the northeast corner of the building have clear views of downtown’s office towers.

The basement will have 11 indoor parking stalls, but “additional parking is all around us,” said co-owner Leigh Mueller. Available parking includes both on- and off-street options. Vehicles will access the lower-level, indoor parking spaces by driving east on Dewey Street from 24th Street, entering through a garage door on the building’s west side.

Because the building sits on only one-quarter of an acre, the construction site is considered “tight.” General contractor Lund-Ross Constructors has had to economize space and work efficiently in cramped quarters.

Because there’s no on-site storage space for construction materials, Lund-Ross carefully organizes inventory and delivery. The project had to rent part of an adjacent parking lot from NuStyle Development to maneuver construction equipment.

Leigh Mueller says The Müller is a harbinger of what’s to come in downtown Omaha. As the urban core gets more and more dense – especially along the streetcar line – it will become more common for multi-story buildings to be constructed on tiny parcels of land. But that tight density creates neighborhoods that have a sense of place.

Studio apartments at The Müller start at $995 per month. One-bedrooms start at $1,095, and Two-bedrooms start at $1,875. Leasing information is available HERE.
