Construction Goes Vertical on “The Frame”

Construction is now going vertical on The Frame, a $44 million multifamily apartment building on a vacant lot west of the Ashton Building at 13th & Nicholas Street. Plans call for a 5-story, 146-unit building consisting of 55, 2-bedroom units and 94, 1-bedroom units. The ground floor will have a single 10,000 sq. ft. retail bay and 65 covered parking stalls. The building will also have two large decks on the second-floor roof.

It is just one of several construction projects planned or underway in the Millwork Commons district, which is north of Charles Schwab Field. Those projects include the Dizzy Mule, The Millwork Hotel, NOVA apartment building and a city-owned parking garage.

Crews Start Installing Steel Beams on Mutual Tower

For the first time, crews started installing steal beams this week on Mutual of Omaha’s future headquarters tower at 14th & Farnam Street downtown. The $600 million project has been under construction for a couple years now, but so far, all structural work has been composed of reinforced concrete. As the 44-story, 677-foot tower gets taller, upper floors will have a steel skeleton.

Construction Goes Vertical at 180th & Maple

Construction has gone vertical on the northeast corner of 180th & West Maple Road. That’s where OrthoNebraska’s West Maple Clinic plans to call home. The developer of that area is White Lotus Group. The contractor on this project is McCarthy Building Companies. OrthoNebraska has existing locations near Oakview Mall and in Aksarben Village, Elkhorn and Council Bluffs.

Steel Structure Going Up in Heartwood Preserve

Much of the steel skeleton is now in place for Olsson’s future office building at Heartwood Preserve. The 4-story building will be part of The Row at Heartwood Preserve southwest of 144th & West Dodge Road. Olsson, an engineering and design firm, will house its 300-plus Omaha-area employees in the building when it’s complete in 2026. The building will also have street-level retail space. Additionally, two adjacent buildings — a multi-family residential building and a 4-star hotel — are planned.

Progress Check on Papillion Barnes and Noble

Interior build-out is progressing inside a 12,000 sq. ft. space at Shadow Lake Towne Center that will soon be a Barnes and Noble bookstore. Crews were building shelves and store fixtures earlier this week. The retail space at 7949 Towne Center Parkway in Papillion was formerly a Best Buy store. Barnes and Noble has an existing metro area store near Oakview Mall.

Baker’s Near 90th & Fort Adding Fuel Center

The Baker’s Supermarket at 5555 North 90th Street in the Plaza North Shopping Center is adding a fuel center. Construction is underway, and the gas station is expected to be operational by summer. Part of Cincinnati-based Kroger Co. – the largest supermarket operator in the nation – Baker’s has nine Omaha locations. Most of them already have fuel centers. 

Sophomore Residence Hall at Creighton University

Sophomore Residence Hall at Creighton University

Construction has reached the second floor at Creighton University’s future sophomore residence hall. The 151,000 sq. ft. building will be located on the southeast corner of 21st & Cuming Street immediately east of Creighton’s School of Dentistry. It will house 400 students. The university broke ground on the project last September. Completion is planned for fall of 2026.

Foundation Work Starts for Church’s Chicken

Footings have been placed for a Church’s Texas Chicken restaurant at 2310 North 90th Street (90th & Grant), where a former Godfather’s Pizza was demolished. Church’s will build a 1,700 sq. ft., free-standing building with a drive-thru. It will be Church’s second Omaha area location. The first store currently operates at 4042 North 168th Street in northwest Omaha.
