Final Beam Installed on Eppley Central Pavilion

Crews installed the final steel beam for Eppley Airfield’s future central pavilion. It’s part of the billion-dollar terminal expansion and modernization project at the busiest airport in Nebraska or Iowa. The central pavilion will be a big, open area in the middle of the new terminal. It will house the TSA checkpoint and a food court/shopping area.

The new terminal will have nearly double the square footage as the old one and will feature centralized security, more restaurants/shops and international arrivals capability. The terminal expansion will increase building space by 72 percent from 375,000 sq. ft. to approximately 646,000 sq. ft.

Eppley served more than 5.2 million passengers in 2024. Seven airlines provide approximately 70 departures per day to 34 nonstop destinations from Omaha.

Nook Apartments in Little Italy

Nook Apartments in Little Italy

Construction is progressing on The Nook Apartments near 8th & Pine Street in Little Italy. This new multi-family development will take up much of the vacant land left over from the defunct Grace University. The project will have 250 market-rate apartments and townhomes in a total of 10 new buildings.

Mixed-Use Building at 72nd & Farnam

Mixed-Use Building at 72nd & Farnam

Construction is underway on the southwest corner of 72nd & Farnam Street, a block south of Omaha’s future flagship library. That’s where a $44 million, 5-story, mixed-use building is rising. Two elevator towers are in place as well as much of the first-floor concrete walls. Developed by Lockwood Development, the building will have 176 apartment units plus ground-level retail space that will host a Williamsburg Pizza restaurant and a Jimmy John’s sub-sandwich shop. Once Jimmy John’s opens in the new building, the existing, free-standing Jimmy John’s building will be demolished.

Marlin Petermann Recreation Area

Marlin Petermann Recreation Area

Construction has started in northwest Omaha on the 106-acre Marlin Petermann Recreation Area also known as Damsite WP1. The site is northwest of 180th & West Maple Road and west of Elkhorn North High School. The Papio-Missouri River Natural Resources District is responsible for the rec area, which will include a 20-acre lake, a 2-mile bike trail loop and both traditional and accessible canoe/launching facilities. The lake will be stocked with game fish.

Antler View West at 192nd & Maple

Antler View West at 192nd & Maple

Site grading work is underway on the Antler View West subdivision, a mixed-use development southwest of 192nd & West Maple Road. Twenty acres in the middle of the development are reserved for medium-density multi-family development. The eastern and northern edges of the development will be lined with 12 commercial lots. The accompanying aerial photo is taken from the southwest looking toward the northeast.

The Walter Apartments on Leavenworth

Construction is progressing on the future Walter Apartments, a 5-level, 58-unit apartment building at 50th & Leavenworth Street. The site was the long-time home of a laundromat and dry cleaner. The Walter will have 44 indoor parking stalls on the first level, which is mostly subterranean. The building will have 46 one-bedroom and 12 two-bedroom market-rate apartment units.

Mutual of Omaha’s Future Headquarters

Construction is nearing the top of Mutual of Omaha’s future headquarters building at 14th & Farnam Street downtown. The shear-tower core has topped out, but the building will still get a little taller when the outside, parapet roof wall is added. The steel frame will be completed before the end of the year. At that time, most of the exterior panels will also be in place.

Though it won’t be fully completed until late 2026, the 44-story tower is already the tallest building in Nebraska and the bordering states of Iowa, Missouri, Kansas, South Dakota and Wyoming. The final height will be 677 feet, while the final size will be 800,000 sq. ft.

Dingman’s Collision Center is expanding to Gretna. Construction is wrapping up on a 20,600 sq. ft. building at 20227 Husker Drive, which is just north of 202nd & Highway 370. The site was formerly home to Spikers Sports & Spirits. Opening is planned for early 2026. Dingman’s has four existing locations at 120th & West Maple Road, 144th & Industrial Road, Midtown Omaha and downtown Papillion.
