We have a grand opening date for Mochinut, the Hawaiian donut shop from Los Angeles. The dessert crossover shop will debut its first Nebraska or Iowa store on September 10th at 3605 North 147th Street in The Shoppes at Grayhawk. In addition to its Japanese mochi and American donut fusion, the shop will also serve Korean corn dogs and boba tea.
Sammy’s Sub Shop will host a soft opening at the Inner Rail Food Hall in Aksarben on September 5th from 11 a.m. to 5 p.m. The first 100 guests will receive a free sandwich. Occupying the former Noname Café + Market space, the locally-owned eatery will operate daily and also offer catering.
Construction is now underway in the former Charleston’s building at 138th & West Dodge Road. That means renovations have started that will convert the building into Terra Gaucha, an upscale Brazilian steakhouse with current locations in Florida and Connecticut.
Capitol Arcade is now open at 1002 Dodge Street. From the same owners as Fat Putter across the street, Capitol Arcade is an 8,000 sq. ft. bar and video arcade concept.
Workers installed exterior signage yesterday for The Salty Dog Bar & Grill’s future Omaha location in MH Landing northeast of 72nd & Grover Street. Salty Dog’s original location is in Council Bluffs. The new building will also be home to the first Nebraska location of Weinerschnitzel, a popular California hotdog chain.
Williamsburg Pizza plans to open a second Omaha-area location in a to-be-constructed, 6-story building southeast of 72nd & Farnam Street. But it won’t happen for quite a while, because construction has not yet started. Williamsburg is small chain of pizzerias with locations in New York City and one in Omaha at 168th & Harrison Street.
Columbia Para Todos, a Colombian restaurant previously open only once a week, will now operate daily at its new food court location in Oakview Mall. A grand opening and anniversary celebration are set for September 8th. The restaurant, which opened last year, was formerly located near 50th and Saddle Creek Road.
NetPar plans to open a second metro area location in Gretna in a newly constructed retail building at 178th & Highway 370. NetPar is an upscale, indoor simulated golf business that also serves beer, cocktails, wine and a limited menu of elevated bar food. The first Omaha location opened in the Capitol District downtown back in December. Before coming to Omaha, all the other NetPar locations were in Indiana.
Golden Palace Express, a Chinese restaurant at 7633 Cass Street, has closed after seven years in business. The owners have announced that a new restaurant, Universal Thai, will take over the space. No opening date for the new restaurant has been shared.
Shahen Afghan Restaurant has officially reopened at 1115 South 119th Street, near 120th and Pacific. Now open daily, the restaurant is known for its authentic Afghani cuisine and also operates Shahen Supermarket, a neighboring grocery store.
Burning Bridges Food Truck announced plans for a brick-and-mortar location in the near future, including new menu items and weekday specials to accompany its gluten-free offerings. Although an address and opening date have not been announced, the food truck will still operate its regular schedule and remain operational once the location opens.
Spirit Halloween will open September 4th at 2609 South 132nd Street in Orchard Plaza, just off 132nd & Center in a former CVS Pharmacy space. Spirit Halloween is the nation’s largest Halloween retailer with more than 1,500 stores. Another Omaha location is in Sorensen Park Plaza at 6336 North 73rd Plaza.
Papillion’s Texas Roadhouse, located at 7302 Olson Drive in Shadow Lake Towne Center, has added Fridays to its lunch schedule. New weekend hours are Fridays and Saturdays from 11 a.m. to 11 p.m. and Sundays from 11 a.m. to 10 p.m. Currently, no changes have been announced for lunch hours at the restaurant’s other area locations.
Wendy’s is rumored to release a SpongeBob-themed Krabby Patty starting October 8th. The leak, which surfaced on Reddit, reportedly shows an internal memo referencing the “Krabby Patty Kollab” with Paramount. The limited-time offer would include a Krabby Patty and a “Pineapple Under the Sea” Frosty in honor of the show’s 25th anniversary. Wendy’s has seven Omaha metro area locations.

Major Additions Planned for Millwork Commons District in North Downtown
The Millwork Commons district in North Downtown is poised to grow even more in the next few years with the addition of a hotel, yet another apartment building and a city-owned parking garage.
Millwork Commons is a 50-acre area of North Downtown just north of Charles Schwab Field. It’s home to The Mastercraft, Hot Shops Art Center, Ashton Building and the Hello Apartments. The area is fast becoming a hub for the arts and start-up communities. Several retail and restaurant businesses have recently opened in the neighborhood.
Another Millwork Commons project, The Dizzy Mule, is under construction on a block bounded by 12th, 13th, Nicholas and Izard streets. It consists of historic buildings along Izard connected to two new 5-story buildings. In total, Dizzy Mule will have 172 apartment units and 18,000 sq. ft. of retail space.
Just to the east of the Dizzy Mule, the City of Omaha this summer approved a developer’s plans for a 5-story, building along the east side of 12th Street between Nicholas and Izard Streets. It would have 78 market-rate apartments and 12,429 sq. ft. of commercial space divided into six bays.
But that’s just the start; at least three more Millwork Commons projects are now going through the approval process.
Millwork Hotel
Millwork Commons may be getting a hotel. The Disbrow Building, also known as the Radford Building, south the Ashton Building, could become a 135-room boutique hotel. According to the developer’s Tax Increment Financing application, the $57 million project will transform the long-vacant building into a key component of the district. Located on the same block as the Dizzy Mule project already under construction, the Millwork Hotel would also have 7,000 sq. ft. of retail space and an atrium. A 4th floor would be added, including a rooftop bar.
The Frame Apartments
A Planning Board application for Tax Increment Financing shows that developers plan to build a $44 million multifamily apartment building on a vacant lot west of the Ashton Building. The application shows a 5-story, 146-unit building consisting of 55, 2-bedroom units and 94, 1-bedroom units. The ground floor will have a single 10,000 sq. ft. retail bay and 65 covered parking stalls. The building will also have two large decks on the second-floor roof.
Parking Garage
The City of Omaha plans to build a multi-level, 600-stall parking garage that would serve this burgeoning district. The garage will be located just east of the Ashton building on a parcel bounded by 11th, 12th and Nicholas streets and Millwork Avenue. The estimated cost is $25 to $30 million.

A new Kia dealership is planned for the corner of 180th & Burke Street in West Village Pointe as part of a mixed-use development. The Omaha Planning Board approved a final plat of the multi-phase development. The 34,000 sq. ft. H&H dealership building will be accompanied by a new carwash facility to be built during phase two. Phase one consists of a 10,000 sq. ft. restaurant building just west of Core Bank. The final phase will be the development of a multifamily residential building on the south side, currently planned for 24 apartment flats.
Methodist Jennie Edmundson Hospital and Acadia Healthcare Company recently broke ground on a $55 million behavioral health building at 3620 South 24th Street in Council Bluffs, according to WOWT. The building will have 96 inpatient beds, 24 of which will be dedicated for children and adolescents. The new hospital will create 200 new jobs and should open in early 2026.
Clarity Development Company plans to rehabilitate two historic buildings in the Flatiron District downtown. Each building will be converted to Low Income Housing Tax Credit multifamily units. The 3-story building at 1501 Howard Street will have 16 studio and 1-bedroom apartments on the second and third floors, retail space on the first floor and 16 parking spaces in the lower floor. The building known as the Standard at 500 South 18th Street will consist of 40 studio and 1-bedroom apartments on floors two through six plus commercial space on the ground level. The Planning Board will review an application for TIF to help finance the project.
A new residential phase is in the works at Heartwood Preserve. The Omaha Planning Board will review an application for a major amendment to the Mixed-Use District Development Agreement to allow a multi-family development on a 4.59-acre lot north of Ovation Heartwood Preserve Assisted Living. The site was originally approved for an office building up to 50,000 sq. ft. The new plans call for three, 6-story buildings with 36 condominium units in each. The complex will include a courtyard area with lawn space, swimming pool and other amenities.
A warehouse located at 13423 F Street is getting a second life as an indoor pickleball facility. According to Planning Board documentation, Ace Pickleball Club will have 14 indoor courts. The facility will also have a 400 sq. ft. event room. Hours are expected to be from 6 a.m. to 10 p.m. on weekdays and Saturday, with Sunday hours ending at 6 p.m. The building is 32,600 sq. ft. and neighbors an industrial building occupied by Heartland Steel. The operators are seeking a special use permit to allow indoor recreation in a General Industrial District.
The University of Nebraska Foundation once again broke a fundraising record, receiving $388.8 million in new funds in the most recent fiscal year, according to the Omaha World-Herald. The amount easily exceeded the $354.5 million raised last year, and marks the fifth consecutive year annual giving to the university has surpassed $300 million.

American Airlines is bringing non-stop service to Philadelphia International Airport back to Omaha’s Eppley Airfield. American will offer twice-daily non-stop flights starting June 5, 2025. Tickets go on sale next week.
After more than 100 years in business, Wohlner’s Neighborhood Grocery will permanently close its store at 3253 Dodge Street in Midtown Crossing. Owners Bob and Dianne Kimball have decided to retire. The Kimballs purchased the business from Mike Schwartz, a third-generation owner, in 2020. No official closing date has been announced at this time. The announcement comes at a time where there is heightened interest in a new grocery store in the Urban Core. Recent plans for the Civic Square and Builders District developments have shown locations for possible grocery stores. Mayor Jean Stothert has hinted about multiple developers showing interest in bringing a grocery store downtown, but no official announcements have been made.
Club Car Wash will open its latest Omaha location later this month 3131 South 72nd Street, which is on the northeast corner of 72nd & Hascall Street. The site has been under construction for some time and was originally going to be Silverstar Carwash. Club is based in Columbia, Mo. Silverstar is from Sioux Falls, S.D.
Hillcrest Health & Living is holding a ribbon-cutting ceremony today for its Hillcrest Highlands of Gretna property at 10890 South 208th Street. That’s just northwest of Highways 6 & 370. The 211,000 sq. ft. building sits on a 36-acre campus and includes 84 independent Living, 26 assisted living and 15 memory care apartments. The site also includes eight completed garden homes with plans for 20 more. Amenities include fine dining, a licensed pub, fitness gym, pickleball court, movie theater and golf simulator.
Storage Depot has opened at 4202 South 120th Street. The “contractor bay” self-storage facility features large bays, power inside the units, heating/lighting, free Wi-Fi and an on-site dump station for waste disposal.
Omaha Steaks has entered into a multi-year agreement with the Kansas City Chiefs to be the professional football team’s “official steak and protein provider.”
TCR, a cyber security firm, is moving into a 5,520 sq. ft. space at 11132 O Street, according to Bryan Hartmann and Will Schneidewind of NAI NP Dodge, who brokered the recent sale of the building for $800,000.
The U.S. Chamber of Commerce and CO, its award-winning digital platform for small businesses, today announced Omaha-based North End Teleservices was chosen for the CO—100: America’s Top 100 Small Businesses list. North End Teleservices is Nebraska’s largest African American-owned business.
Berkshire Hathaway CEO Warren Buffett and his successor Greg Abel don’t appear sold on U.S. stocks’ value proposition, according to Fortune. Between the first quarter of 2022 and the second quarter of 2024, the pair of investors have sold billions from Berkshire’s core stock market holdings, leading the company’s cash pile to swell 161% to $276.9 billion.
For the fourth time in 2024, the Creighton University Mid-America Business Conditions Index, a leading economic indicator for the nine-state region stretching from Minnesota to Arkansas, slumped below the growth neutral threshold. The August index declined to 48.7 from 50.7 in July. A reading of 50.0 represents growth neutral.
The U.S. Transportation Security Administration estimated that 17 million people traveled through U.S. airports over the Labor Day weekend, according to NPR. The American Automobile Association estimated that domestic travel over the holiday weekend was up 9 percent compared to last year.

Omaha Real Estate Numbers for August

Let’s take a look at how the residential market compares to earlier this year and previous years.
Existing Homes in Douglas and Sarpy Counties
The median sale price for existing homes in Douglas and Sarpy counties peaked this past June at $310,000. Just about every year at the end of the summer, the median sale price drops a little bit as the weather changes and kids go back to school. For the month of August, the median sale price was $303,000, about a 4 percent increase over the same time period last year.
There were 751 closed sales in August, down about 15 percent from the same time period last year.
Inventory continues to rise with pending sales down and days-on-market increasing. At the end of August, there were more than 1,000 existing homes on the market, a 57 percent increase over the same period last year.
New Construction Homes in Douglas and Sarpy Counties
Median prices for new construction jumped 8 percent over last year up to $466,000. Inventory has held steady in 2024 but has increased more than 20 percent over the past two years.
Bottom Line

Two-thirds of hiring managers typically know candidates’ political views, according to ResumeBuilder, and 68 percent of this group are likely to prioritize those with similar political views to their own. NEET stands for “Not in Employment, Education or Training.” It also describes a growing problem as NEETs now account for 16 percent of Americans ages 18 to 24, according to The Hustle. Travel News – More than 99 percent of United Airlines flight attendants voted to authorize a strike should their union’s contract negotiations fail. That said, a work stoppage is not imminent. The union needs to request a release from the National Mediation Board, and they would have a 30-day “cooling off period” before a strike begins, according to The Hill.

Community Alliance Appoints Aileen Brady as New CEO, Succeeding Carole Boye
Community Alliance has named Aileen Brady, current COO and a longtime leader at Community Alliance, as its new CEO, effective Nov 1st. Brady will succeed Carole Boye, who is retiring after 43 years as the organization’s founding CEO. Brady, who joined in 1982, was selected after a national search, praised for her leadership in advancing integrated, whole-health care.
Free Bikes 4 Kidz Omaha to Host Bike Donation Drive
On Saturday, September 14, Free Bikes 4 Kidz Omaha will host a bike donation drive at select Walmart locations across the metro area from 9 a.m. to 12 noon. The organization’s goal is to collect 1,000 gently used children’s bikes for distribution. With more than 8 million bikes outgrown annually, many still have plenty of life left for new riders. Volunteers are also needed to assist with cleaning and refurbishing bikes ahead of delivery day in December.
Angels Among Us Receives $15,000 Donation from Nebraska Blue Foundation
At the Blue Cross Blue Shield Nebraska All-Employee meeting, Angels Among Us was surprised with a $15,000 donation and letters of support for the families they serve. The organization was among five nonprofits highlighted, each receiving $10,000 from the Nebraska Blue Foundation, with an additional bonus awarded to Angels Among Us as the team’s popular vote.

For the past several weeks, Mr. Market has been in a passive mood. No wild violent swings to the up or down side. Just a steady plow-horse-plod forward. In the process, he has managed to befuddle the financial media and CNBC’s talking-head analysts. The conventional wisdom – scratch wisdom; insert ill-informed belief – was that when the Fed got the data they needed to start cutting rates, Mr. Market’s mood would change to a level of joy seen only in kids’ eyes on Christmas morn.
This week at the Jackson Hole annual gathering of self-appointed know-it-all’s, Big Jeff – the FED HEAD – announced that because of the July CPI number, the Fed would start dropping rates in September. Mr. Market’s response was “So What?!!?”
If you can’t explain the past, how can you predict the future???
Fifty years ago, the number of stock market participants was minimal. And they were monolithic in their thinking. There were the Wall Street professionals, the mutual funds, the pension funds and a limited number of individuals.
The number of participants in today’s electronic market has grown exponentially. In addition to those just listed, we have hedge funds, algorithm traders, flash traders, futures traders, commodity traders, index funds and a plethora of new fanged products pasted together by Wall Street’s marketing departments – each with their own personalized packet of investment criteria.
All are partially correct, but none is totally correct. If all you do is look at actions one group of the market participants, you will never understand the whole.
Each weekday morning, when the market opens sharply at 9:30 a.m. Eastern, all the market participants begin their search for a price that is acceptable to them, based upon their individual criteria. The electronic infrastructure of today’s market allows the trading activity to happen in volumes that favor speed over analysis.
Trade orders are sent to the dozens of electronic exchanges, where the diverse buyers and sellers discover a mutually acceptable price.
