Kidlavie, a family park and restaurant, will soon open its first Nebraska location at Oakview Mall in a 22,000 sq. ft space on the second level near the former Rush Market. Designed for children ages 1-12, the park will feature shows, workshops, escape rooms, dining options, a spa and a patisserie. Founded in 2022, Kidlavie entered the U.S. market in January and operates more than 20 immersive playgrounds worldwide.
D’Leon’s Taco Rico has signed a lease for the former Amigo’s/King’s Classic space at 11855 South 216th Street in Gretna. D’Leon’s will start renovating the 2,200 sq. ft. space soon and plans to open this spring.
Blue Sky Patio & Pickleball is bringing its food service in house. Parent company All Together Hospitality Management recently ended its relationship with Noli’s and Cheeseburgers, which had been providing food inside the entertainment business located at Regency Landing. As part of the new arrangement, Blue Sky will be offering some favorite menu items from their former sister business, The Blackstone Meatball.
We have an update about Poke Boba House, who closed its Old Market location at 510 South 13th Street on February 28. The restaurant is relocating to 8303 Maple Street and is tentatively set to open in two months, according to an owner statement. The new location will feature an expanded menu with teriyaki and ramen.
Qdoba plans to open in the former Oklahoma Joe’s barbeque space at 1405 South 204th Street. Oklahoma Joe’s closed the restaurant on December 31st but continues to operate a store at Aksarben Village. We don’t have an estimated opening date. Interior renovations have not yet begun. Qdoba has 10 existing Omaha-area locations.
Council Bluffs’ only Runza location at 2146 West Broadway temporarily closed on March 1 for a full rebuild. Originally opened in 1983, the restaurant will reopen in August with an updated look and new store layout.
Footings have been placed for a Church’s Texas Chicken restaurant at 2310 North 90th Street (90th & Grant), where a former Godfather’s Pizza was demolished. Church’s will build a 1,700 sq. ft., free-standing building with a drive-thru. It will be Church’s second Omaha area location. The first store currently operates at 4042 North 168th Street in northwest Omaha.
Señor Tequila Mexican Restaurant opened for business in February at 14440 F Street, where Cilantro’s used to be located. Cilantro’s is moving to a retail building north of Barnes & Noble in the Oakview Mall area. Señor Tequila has an existing location in Fremont.
goGLOW will open its first Nebraska location on March 26 at 3525 North 147th Street next to Massage Envy near 144th & West Maple Road. The airbrush tanning salon specializes in plant-based, vegan-friendly spray tans with custom color consultations, pH balancing, professional application and a moisture-locking finish.
The Baker’s Supermarket at 5555 North 90th Street in the Plaza North Shopping Center is adding a fuel center. Construction is underway, and the gas station is expected to be operational by summer. Part of Cincinnati-based Kroger Co. – the largest supermarket operator in the nation – Baker’s has nine Omaha locations. Most of them already have fuel centers.
Dante, the Neapolitan pizza restaurant located near 168th & West Center Road, has purchased a food truck outfitted with an on-board rotisserie. Unlike the mobile, wood-fired oven Dante already uses for pizza at private events, this new truck will serve a variety of dishes, allowing the restaurant to pop up at more community gatherings.
SoftMoc, a Canadian footwear retailer, unexpectedly closed all its U.S. stores in mid-January. That included a store at Westroads Mall that had only been open for a little more than a year. The company still has brick-and-mortar stores in Canada and still does online sales to U.S. customers.

How Does Omaha’s Streetcar History Relate to New Project?

One of my favorite lines from F. Scott Fitzgerald’s “The Great Gatsby” is, “Can’t repeat the past? Why, of course you can!” Jay Gatsby wasn’t referring to streetcars when telling this to Nick Carraway, although I like to think of its use in urban development, where there are a lot of great city-planning concepts that are still in strong use today. This includes the streetcar, which is still a viable type of transit today. On the other side of the argument, some people may think the streetcar is outdated technology and was pushed out of service for a reason.
This article intends to set the record straight and establish an understanding of why Omaha’s modern streetcar that is under construction now is both similar to the past while still being very different: this is no homage to the past.
For a complete and thorough history of Omaha’s streetcar system, I highly recommend Richard Orr’s book, O&CB Streetcars of Omaha and Council Bluffs, published in 1996. In the past year, I have been researching the Omaha & Southern Interurban Railway, which was a 7-mile line between South Omaha and Fort Crook via Bellevue, which got me thinking more about the history of streetcars in Omaha. As an urban transit planner, I have always found it helpful to understand the history of transit, which explains why the current street network and neighborhood fabric exists and how former streetcar corridors can be good candidates for bus, streetcar or light rail service today.
The first streetcar service in Omaha started in January 1869 as horse-drawn cars, operated by the Omaha Horse Railway. Other technology followed with the first cable car line opening in December 1887 as the Cable Tramway Company, The first electric-traction streetcar began service in October 1888 as the Omaha and Council Bluffs Railway and Bridge Company, which coincided with the opening of the Douglas Street Bridge (later known as the Ak-Sar-Ben Bridge) across the Missouri River. With the new electric traction technology, streetcars took off in the 1890s and ultimately replaced the horse-drawn cars and cable cars. Gurdon Wattles consolidated all the streetcar lines into the Omaha and Council Bluffs Street Railway Company (O&CB) in 1901.
The streetcar system was at its peak around 1926-1928, when a plan by outside consultant Ross W. Harris attempted to simplify the system and add logic to the line routing. The new plan was designed to help with automobile traffic, which was an increasing problem, especially downtown with its many different tracks from the days of multiple private streetcar operators. Bus service had been in place since the early 1920s to augment and feed riders to and from the streetcar system. After 1930, buses gradually took over the streetcar routes until the last streetcar ran on March 4, 1955.
Why was the Omaha system shut down? There were multiple factors that caused the downfall over time.

Construction has reached the second floor at Creighton University’s future sophomore residence hall. The 151,000 sq. ft. building will be located on the southeast corner of 21st & Cuming Street immediately east of Creighton’s School of Dentistry. It will house 400 students. The university broke ground on the project last September. Completion is planned for fall of 2026.
Square Apartments have opened on the southwest corner of 30th & Leavenworth Street in Midtown, according to Metonic, which developed the project. The 5-level building has 73 apartment units, including studio, one- and two-bedroom floor plans. Square Apartments also showcases a mural created in collaboration with Omaha by Design and an arts organization known as Local Artists Local Art.
Visit Omaha, the city’s convention and visitors’ bureau, is upgrading the Omaha Visitors Center at 306 South 10th Street downtown. Updates include accessibility and convenience improvements as well as a new entrance and clearer signage. Updated brochure displays will help guests navigate their options and an expanded selection of gift shop items will give visitors more chances to take home a souvenir from Omaha.
Interior build-out is progressing inside a 12,000 sq. ft. space at Shadow Lake Towne Center that will soon be a Barnes and Noble bookstore. Crews were building shelves and store fixtures earlier this week. The retail space at 7949 Towne Center Parkway in Papillion was formerly a Best Buy store. Barnes and Noble has an existing metro area store near Oakview Mall.
Lite Development plans to transform the long-abandoned grain elevator silos on the north side of Interstate 80 near 35th Street into a multifamily development.
Plans call for a multifamily complex using the entire 4.88-acre parcel, including reusing some of the existing silos. There will be eight townhomes along 34th Street on the east side of the lot and a 144-unit apartment building on the southwest corner of 24th & Vinton.
Several of the middle silos will be partially demolished. According to the submitted drawings, two additional apartment buildings with 54 units and 27 units and a swimming pool will be built on top of the partially demolished silos. There will be 244 off-street parking stalls split between surface parking and garage spaces. An additional 38 parking spaces will be on-street adjacent to the project.

Berkshire Hathaway chairman Warren Buffett this week referred to President Trump’s tariffs as “an act of war, to some degree” on “CBS News Sunday Morning.” The 94-year-old, “Oracle of Omaha” declined to comment much on American’s current political environment, but when asked how the tariffs would impact inflation, he responded, “”Over time, they are a tax on goods. I mean, the Tooth Fairy doesn’t pay ’em!”
The Creighton University Mid-America Business Conditions Index, a leading economic indicator for the nine-state region stretching from Minnesota to Arkansas, moved above the 50.0 growth-neutral threshold for a second straight month. The February index climbed to 52.0 from 51.1 in January. The index has vacillated above and below growth neutral since April 2023.
HDR has been awarded a five-year $1.5 billion contract by the U.S. Air Force Civil Engineer Center to support worldwide environmental programs. The potential 10-year contract includes a five-year base period and one five-year option. Scope of work includes environmental restoration, conservation and planning, quality assurance and other related architecture-engineering services for the U.S. Department of Defense and other government facilities worldwide.
Green Plains Inc. president and Chief Executive Officer Todd Becker has departed after more than 17 years at the company, effective March 1, 2025. Pursuant to its CEO succession plan, the board of directors has engaged an executive search firm to help identify a new CEO and has created an executive search committee.
Hair Kare ‘N’ Beauty (HKNB) will open this Friday at Oakview Mall next to Torrid and across from Bath & Body Works. The woman-owned salon caters to the west Omaha market, offering custom wigs, hair weaves, makeup and beauty supplies.
Bisou Nail Salon plans to open soon at 18870 Oakmont Drive in Gretna. The 3,316 sq. ft. nail salon will be the first tenant in a newly constructed retail strip center immediately east of the “world’s largest” Gretna Hy-Vee. Interior finish work is underway.
JOANN, the troubled fabric-and-craft retail chain, announced in early February that it would close 500 of its 800 stores, including those at 10521 South 15th Street in Bellevue and 3271 Marketplace Drive in Council Bluffs. Now the Hudson, Ohio-based retailer plans to close all of its stores, including an Omaha location at 13415 West Center Road that initially was slated to survive. JOANN recently filed for bankruptcy protection for the second time in less than a year.

Seller Concessions May Be Worth It

With more homes for sale and buyers regaining some negotiation power, it might be a good idea to offer a concession if you’re trying to sell.
A concession is an incentive a seller offers a buyer. Reason for offering concessions: To make their property more competitive in the market and incentivize buyers to purchase their property.
How do seller concessions work?
- The seller may pay a percentage of the total closing costs
- For example, on a conventional loan type:
- Buyer down payment less than 10 percent: Sellers can contribute up to 3 percent
- Buyer down payment 10–25 percent: Sellers can contribute up to 6 percent.
- Buyer down payment 25 percent or more: Sellers can contribute up to 9 percent
- For example, on a conventional loan type:
- The seller may pay for specific closing costs, such as mortgage discount points
- The seller may offer to temporarily buy down the buyer’s interest rate
Benefits of seller concessions
- Seller concessions can make a property more attractive to potential buyers
- Seller concessions can lead to a faster or more streamlined sale
- Seller concessions can save buyers money on their closing costs
Data shows one in four sellers used concessions in 2024. Giving a buyer money toward closing costs or adjusting the price for repairs could be what allows you to put that sold sign in your yard. Just be sure you have an agent on your side to walk you through what levers are worth pulling.

The NSAA State Basketball Tournament got underway yesterday in Lincoln. The girls’ tournament is played through Saturday when championship games for all classes will be held. The boys’ tournament follows the same schedule, running Wednesday, March 12th through Saturday, March 15th.
UNO Basketball Head Coach Chris Crutchfield was named the Summit League Coach of the Year Tuesday after leading the Mavericks to an historic season. Picked second-to-last in the conference’s preseason poll, Omaha won the program’s first ever Division 1 regular season title and notched the most Summit League wins in one season in coach Crutchfield’s third season. Omaha still must win their conference tournament to secure the league’s only bid to the NCAA Tournament. They will face Kansas City in their first game tonight at 6:00 p.m.
Marquel Sutton, a senior forward who entered the program in coach Crutchfield’s first recruiting class, became the first Maverick to win Summit League Player of the Year after averaging 18.7 points and 7.5 rebounds per game. Sutton has been instrumental in the program’s rise, starting every game for the Mavericks the past three seasons.
23rd ranked Creighton WBB begin their run at a Big East Tournament Championship Saturday. The 2-seed in the tournament, they will face the winner of 10-seed Georgetown and 7-seed Providence in the quarterfinals. The Lady Jays have reached the Big East Championship Game one time – 2016 – and are still seeking their first title. Watch their first game on Fox Sports 2 at 1:30 p.m. Saturday.
Greg McDermott has now won 20+ games for the 14th time in 15 years at Creighton. The last time the Bluejays failed to win 20 games was the 2014-15 season where they went 14-19 in the year following Doug McDermott’s departure. That year was also Greg McDermott’s only season below .500 at Creighton. That kind of success will get you into the NCAA Tournament nine times and a 10th this season.
The Omaha Supernovas began their three-game road trip last night with a sweep against the Columbus Fury. The win moved them into a tie for first place with Orlando at 10-4 overall. The next time the Supernovas will play a home game in front of the PVF’s most advantageous home crowd will be March 22nd, but that might not be bad news. They have the league’s best road record at 6-2. Next game is at the Indy Ignite one week from today.
LOVB Omaha added middle blocker Chiamaka Nwokolo Tuesday, and she will be eligible to play with the team as soon as tonight’s game against LOVB Salt Lake. Nwokolo was drafted 6th overall by the Atlanta Vibe in the inaugural PVF draft and now joins LOVB Omaha effective immediately, according to LOVB officials. You can watch Omaha tonight at 8:00 p.m. at Liberty First Credit Union Arena or on ESPNU/ESPN+.
USL League One will begin the 2025 season and seventh year of the league with a trio of games this weekend, and Union Omaha will kick off their title defense against Greenville Triumph SC next Wednesday. Omaha beat Greenville last year in the semifinals on their way to winning the USL League One Championship. Last year, Union Omaha also won the Players’ Shield for finishing the regular season with the league’s top record. They hold the most championships (2) and Players’ Shields (3) since league play began in 2019. The Owls’ first home match will be May 10 at Werner Park. In the meantime, all Union Omaha games are broadcast live on ESPN+.
UNO Baseball will host their home opener this weekend against Southern Illinois University Edwardsville. The original opener was scheduled for Tuesday against Nebraska, but that game was postponed due to inclement weather. First pitch Saturday will be at 2:00 p.m. at Tal Anderson Field. Sunday will feature a double header against SIUE starting at noon.
Creighton Baseball’s home opener will also be this weekend against UC Davis, with game one Saturday at 2:00 p.m. and a double header starting at noon on Sunday. Creighton is 7-2 all-time against the Aggies with their last win coming in 2018.

Perhaps you go from task to task, checking boxes, completing one task only to find two more in its place. One reason we are not as productive as we should be is because the “task” level is not the right place to begin your planning efforts, says author Anthony Iannarino. The monotony of completing task after task can cause burnout and boredom. Escaping the tyranny of tasks requires you to start higher than the task level.
Because of political and economic uncertainty, many large companies are changing their leadership, according to Fortune. CEO turnover hit a record this past January. What’s more, many companies are making temporary changes as they find their footing in this political climate. In January, 19 percent of new leaders were named on an interim basis, compared to 6 percent in January 2024.
Top Earners & Top Spenders – The top 10 percent of earners—households making $250,000 a year or more—are keeping the economy afloat, according to the Wall Street Journal. Those consumers now account for 49.7 percent of all spending, a record since data started in1989. Three decades ago, they accounted for only 36 percent.
Artificial Intelligence – Sixty-nine percent of small businesses are using AI, according to a 2024 Goldman Sachs survey. That’s up from 56 percent the previous year.

One of the characteristics of top producers is that they are highly goal-oriented and monitor progress throughout the year. Why? It’s not enough to make goals. You need to make them an integrated part of your sales life and your sales year.
Prospects often ask for discounts, and generally, it’s a bad idea to give them. You’re better off selling value rather than price. But how do you respond to discount requests? Sales expert Mike Brooks recommends this:
“[Name], I totally respect that you’re trying to do what’s best for your company right now, but the offer I’ve just made is the best I can do and still give you the (level of service, quality, value, etc.) that you’d expect and be happy with. If you can get this somewhere else and it fits within what you’re willing to pay, then I’ll just have to understand and hope that I can work with you next time. I’m here for you now, but the decision is up to you— what would you like to do?”

Seventy three percent of all American workers now have access to a 401(k) plan. According to the U.S. Department of Labor, there are currently 70 million active 401(k) participants. The total value of these plans is $10 trillion, some with balances in excess of $1million.
As I reflected on these numbers, the first thing that comes to mind is Willie Sutton. Remember Willie, the infamous 1920’s bank robber? When asked why he robbed banks, he responded, “Because that’s where the money is!” Willie is not alone. The avaricious mavens of Wall Street salivate when they see these numbers.
There are multiple moving parts to a 401(k) plan, along with multiple revenue-generating points. The process begins with an employer deciding to offer a 401(k) plan as part of their benefits package. In some states, business owners are required to offer their employees a 401(k) plan.
The next step is for the business owner to hire a plan administrator. This person enrolls the employees, monitors the payroll deductions, provides participants with statements and makes sure the plan complies with the federal regulations.
Next, the employer hires a licensed stockbroker to select a menu of mutual funds for the employees to choose. These lists typically include between six and 12 mutual funds. The broker receives a portion of the fees charged by the mutual funds. This presents the possibility of a conflict of interest, because mutual fund fees range anywhere from 2.25 percent to as little as .01 percent.
In 2015, a group of employees at a California utility company sued their employer claiming that their plan only offered “imprudent” funds because they charged greater than average management fees to their shareholders. Low-cost index funds were not made available to the plan’s participants. The case went all the way to the U.S. Supreme Court, which ruled that the employer had failed its fiduciary obligation by only providing them with “expensive “options. The court then ordered the employer to compensate the employees for the amount of excess fees they paid.
It has taken a decade and thousands of lawsuits and hundreds of millions in legal fees, to come up with a definition of what constitutes an appropriate 401(k) investment menu. But in most recent decisions, the courts have ruled that the inclusion of low-cost index funds is a necessary requirement to meet the employer’s fiduciary obligation.
Unfortunately, the majority of American workers are employed by companies too small to attract third-party assistance in enforcing the mutual fund menu regulations. This places a burden on employees to speak up for their rights. That reminds me of the line from the television commercial: “What’s in your wallet?” Or in this case, “What’s in your 401k?”
