Apartment Building at 1508 Marcy Is Fully Enclosed
Urban Village is constructing a multi-family project at 1508 Marcy Street. The building is now enclosed. This infill project will be a 5-level building with 82 apartment units and indoor parking on a previously under-utilized – and generally unnoticed – 35,000 sq. ft. lot on the southern fringe of downtown. Construction has now reached the top floor.
Construction Progress at Sagebrook in La Vista
Hubbell Realty Company is making progress on its Sagebook development, a 264-unit multi-family project northwest of 96th & Giles Road in La Vista. The $55 million project will include 180 apartments and 84 rental townhouses along with the clubhouse, pool, fitness center, dog park and garages. Completion is planned for late 2025.
Steel Framing at Food Bank for the Heartland
Much of the steel frame is in place for Food Bank for the Heartland’s 105,000 sq. ft. packing and distribution center at 84th & L Street. This state-of-the-art facility, featuring a Butler pre-engineered metal building, will replace the organization’s current location, which it has outgrown due to a significant increase in demand for emergency food assistance.
Darland Construction is the general contractor. The new facility will offer expanded cold storage capabilities and a significantly larger Protein Repack Room, increasing its capacity to 4,300 sq. ft. – a 514 percent increase from the current space. This expansion will improve the Food Bank’s ability to serve 93 counties in Nebraska and western Iowa, enabling it to provide services to other food banks in the area.
The new building will be more than 40 percent larger than the current facility, providing increased space for volunteers to repackage food donations efficiently. Mutual Tower: Work Begins on 28th Floor
Work has now reached the 28th floor of the future Mutual of Omaha’s tower’s concrete shear tower. Serving as the “spine” of the building, the shear tower will contain elevators, stairwells and other common-area features. The steel beams that will make up the rest of the skyscraper’s skeleton will be assembled around the core. The developer is Lanoha Real Estate, and the general contractor is JE Dunn. When the $600 million, 44-story, 677-foot, 800,000 sq. ft. building is completed in 2026, it will be the tallest tower in a multi-state region including Nebraska, Iowa, Missouri and Kansas.
What’s Going on at 132nd & Fort?
Several Grow Omaha subscribers have been asking about construction at 132nd & Fort Street. Two projects are underway on the southeast corner. Immediately to the east of an existing gas station construction is underway on Koala Wash, a newly established, locally owned touchless, automatic car wash. Opening is planned for early this year.
South of the gas station, construction is wrapping up on Nebraska Basketball’s “Forty-Ten Courts,” a 12,119 sq. ft. building that will have two courts used for basketball and volleyball. The building will have 90 outdoor parking stalls. The organization trains K-12th graders in individual and group settings. Opening is planned for the first quarter of this year.
Interior Construction at Omaha Central Library
Local media received an interior construction tour of the Omaha Central Library under development on the southwest corner of 72nd & Dodge Street. Most of the exterior has been installed and now work is moving forward inside. The $150 million building will serve as Omaha’s flagship library. Aerie Blue Sage Construction Update
Construction has progressed quite a bit over the past few months at Aerie Blue Sage, an entire neighborhood of upscale rental units. Spruce Capital Group is developing the 40-acre site on the west side of 204th Street south of Blue Sage Parkway and just west of Elkhorn South High School. When it’s complete in 2026, Aerie Blue Sage will have 327 market-rate rental units, including stand-alone cottages, duplexes, townhouses, units in low-rise apartment buildings and even 2,000 sq. ft. single-family houses with fenced yards.
GraceHill Church Building at Avenue One
Construction is progressing on GraceHill Church’s future building at 188th & Harney Street. The Lutheran Missouri Synod church is currently located at 20275 Honeysuckle Drive in the Elkhorn area. The new building is part of the Avenue One Good Life District southeast of 192nd & West Dodge Road. The new church location will provide a larger space to accommodate GraceHill’s growing ministry. The facility will offer space for worship services, community events and spiritual growth programs.
