TreeHouse Mixed-Use Development in Council Bluffs
Crews have made quite a bit of progress on TreeHouse, a mixed-use development in Council Bluffs at First Avenue & 34th Street. That’s just a bit south of West Broadway. When it’s complete, the development will consist of 12 buildings. Two of them will be retail, while six will be apartments and two will be townhouses. Altogether, TreeHouse will have 121 apartment units, 34 townhouses and 17,400 sq. ft. of retail space. The architect is Schemmer and Lund Ross Constructors is the contractor.
Parking Garage in EDGE District at UNMC
Crews are currently working on the third level of what will be a 7-level parking garage in the new University of Nebraska Medical Center multi-use district anchored by the Catalyst Building.
The site is situated between 48th Street to the west, Saddle Creed Road to the east, Farnam Street to the north and Leavenworth Street to the south. Located at 4605 Farnam Street, the city-owned garage will provide 753 parking stalls, including four electric vehicle charging stations.

Construction Progress on The Arthur in Midtown
The Arthur, a 329-unit, class-A apartment project is currently under construction at 48th & Dodge Street. The name honors Dr. Arthur Pittman, Omaha’s first African-American veterinarian and a prominent civic leader. His single-story office building is being preserved and incorporated into the project. The Pittman building will serve as the front entrance to The Arthur.
Designed in the Art Moderne architectural style by the renowned John Latenser and Sons and built in 1948, the Pittman building will house The Arthur’s leasing and management office.
The Arthur will be open for move-ins beginning Fall 2025. The $82 million, 5-story building sits between the Dundee area and the Blackstone District. The University of Nebraska Medical Center campus is just to the southeast.

Progress on the CORE Building at UNMC
Construction is coming along quickly on the Center of Research Excellence (CORE) building, located in the University of Nebraska Medical Center’s EDGE District southwest of Farnam Street & Saddle Creek Road. The approximately $105 million, 180,000 sq. ft. building, which is owned by UNMC, will support computer-based research and wet lab-based research for faculty as well as external organizations. It is projected to open in mid-2026.
The 30-acre EDGE District will be a hub for health-focused scientific discovery, entrepreneurship and commercialization, as well as a premier destination within the city — a place where individuals want to work, live and experience vibrant entertainment.

5-Story Apartment Building Downtown

Former Sinclair on Millard Avenue Demolished
The former Paul’s Sinclair gas station at 13205 Millard Avenue has been demolished. The long-time Millard business included also auto repair and propane services. The new owner plans to redevelop the site with new construction. The actual retail/commercial use has not yet been announced.
Once a 24-Hour Fitness; Soon to Be Apartments
Construction is wrapping up on a unique multi-family development in northwest Omaha. AVG Partners and Ronco Construction are constructing a 5-story apartment building at 120th & Miami Street in the North Park area. The 160-apartment building is actually being built on top of a former 24-Hour Fitness building. The building will include an indoor pool and both indoor and outdoor parking. The building was designed by Holland Basham Architects.
Demolition Continues on Old Park Fair Mall
Demolition continued this week at the old Park Fair Mall located on the east side of 16th Street between Douglas and Farnam streets. The mall originally opened in the 1980s but closed many years ago. It most recently served as an indoor parking garage. When it opened back in the day, Park Fair Mall had a Hallmark store, Payless Shoes, Natelson’s women’s fashion, Paul Harris store, Walgreen’s, The Cookie Co., a florist, popcorn shop, Walden Bookstore, Things Remembered gift store, a shoe-shine shop and a seven-bay food court.
The building is being torn down to make way for a 12-story building that will be part city-owned parking garage and part apartment building. The 150 apartment units on the top five floors will be part of The Duo, a 700-apartment unit that also includes the twin towers immediately to the east. The Duo, developed by NuStyle Development, will also have commercial space on both 15th and 16th streets.
