UNMC Residence Hall Goes Vertical
Construction has gone vertical on the University of Nebraska Medical Center’s first student residence hall near 39th & Dewey Avenue. Crews have framed much of the first three floors. The $66 million, 200,000 sq. ft., 6-story building will accommodate 300 students. Occupancy is scheduled for August 2026.
Bank of America Branch Office in Midtown
A former KFC restaurant site in Midtown will soon be home to a Bank of America branch office. Construction is under way on a 4,275 sq. ft. bank building at 4358 Dodge Street. That’s where a former fast-food restaurant was recently demolished. Located just north of the University of Nebraska Medical Center, this building will be Bank of America’s third location in Omaha. The others are at 13255 West Center Road and 86th & West Dodge Road.
Streetcar Vehicle Maintenance Facility
Site work is well under way on the future 2-story streetcar vehicle maintenance facility on a small portion of the CHI Health Center’s Parking Lot A. The facility is located near to an existing OPPD substation in the shadow of Interstate 480 bridges. The entrance into Lot A had to be reconfigured to accommodate the site. The facility will maintain the six streetcars that will run on the 3.2-mile route connecting The Riverfront, Old Market, downtown, Midtown Crossing, The Blackstone District and the University of Nebraska Medical Center.
Steel Goes Up at OrthoNebraska West Maple
Crews have assembled much of the steel superstructure for a future building northeast of 180th & West Maple Road. That’s where OrthoNebraska’s West Maple Clinic plans to call home. Just to the west of OrthoNebraska, construction is also underway on a retail center. The developer of the project area is White Lotus Group. OrthoNebraska has existing locations near Oakview Mall and in Aksarben Village, Elkhorn and Council Bluffs.
EDGE District Parking Garage at UNMC
Crews are currently working on the fifth and sixth levels of what will be a 7-level parking garage in the University of Nebraska Medical Center’s EDGE District, a multi-use development anchored by the Catalyst Building. The site is situated between 48th Street to the west, Saddle Creed Road to the east, Farnam Street to the north and Leavenworth Street to the south. Located at 4605 Farnam Street, the city-owned garage will provide 753 parking stalls, including four electric vehicle charging stations.
Tenaska Center for Arts Engagement Tour
Grow Omaha recently toured the $108 million Tenaska Center for Arts Engagement under construction at 12th & Douglas Street. The 4-story, 103,000 sq. ft. building is an addition to the east side of the Holland Performing Arts Center. The building will offer additional rehearsal, workshop and classroom spaces to accommodate Omaha Performing Arts’ education and community engagement programs, which already serve more than 100,000 students, teachers and community members each year. A large event venue will also be part of this new center.
Here are a few observations from the tour:
1. The main entrance will be on the north side.
2. The large event hall can be isolated from the education areas. It also has access to the Holland lobby and Douglas Street.
3. Construction will end in December of this year with the opening planned for March 2026.
4. The facility is already booking classes, camps and even weddings.

Progress Toward Millwork Commons Parking Garage
The Omaha City Council is reviewing an ordinance to enter into a purchase agreement with Millwork Land Company, LLC, to facilitate development of the Millwork Commons parking garage. Under the agreement, the City will purchase a parcel of land from Millwork Land at the northwest corner of 11th Street and Nicholas Street for $600,000. The City already owns the adjacent parcel. The City is already in the design phase of the parking garage and intends to complete the project by Fall 2026.
Additionally, the City owns four lots on the southwest corner of the same intersection. Millwork Land will have the option to purchase those lots, dependent on when the City builds a connector from 11th Street and Izard to 10th Street and Cuming Street. According to the agreement, if Millwork Land exercises its option, it is committed to build a mixed-use building that will include apartments, artist studios and gallery space, or something similar. That project would largely be bounded by Nicholas, Cuming, 12th and 11th streets. The City would cooperate in the potential vacation of Izard Street as part of the mixed-use building project. – Isaiah Ang
City Council Green Lights Downtown Apartment Building
The Omaha City Council approved the $852,814 Tax Increment Financing application for a multifamily apartment project at 2226 Howard Street. Formerly referred to as Jefferson Place, the project is now being called “The Mueller,” which is the surname of the project’s developers. The $9.58 million project is a four-story building that will fill out the quarter-acre site and house 34 residential units – 27 one-bedroom and 7 two-bedroom.
