Ribbon Cutting for Revitalized Myott Park

Habitat for Humanity of Omaha and the City of Omaha will host a ribbon cutting at 10 a.m. Monday, June 2, to mark the revitalization of Myott Park in the Bluestem Prairie neighborhood near 51st & Sorensen Parkway.

Nationally renowned artist Frankie Zombie, in collaboration with Habitat Omaha, has brought vibrant new life to Myott Park with a large-scale mural created with help from young Omaha student artists. The mural, painted on the park’s sports courts, is a centerpiece of the park’s transformation from an overlooked space cut off by the abandoned Wintergreen Apartment complex into a thriving community greenspace.

Led by Habitat Omaha, the revitalization was made possible by a $1.1 million federal community grant secured by Rep. Don Bacon (R-Neb.) and a generous contribution from a private donor. The 5-acre park now features A barrier-free design, upgraded playground equipment, picnic pavilions, amphitheater, sports courts and walking and biking trails.

Partners for Livable Omaha and Holy Name Housing are teaming up with an architect design studio at the University of Nebraska-Lincoln to create “innovative,” small houses aimed at buyers, builders and emerging developers.

Groundbreaking is scheduled for Monday, June 2nd for Benson House and Corby House, new OurStory homes designed to meet the needs of an aging population while also appealing to younger, first-time buyers. The houses will rise on a 4,770 sq. ft. residential lot at 5804 Corby Street in the Benson neighborhood.

The build is made possible with a construction loan from Spark Capital’s Middle-Income Workforce Housing fund, with additional support from Lozier Foundation, Pella Windows and Doors of Omaha and Lincoln as well as Buildertrend.

Omaha is facing a housing crisis, according to Partners for Livable Omaha. Douglas County needs roughly 100,000 new homes by 2050, with nearly 32 percent for older adults, according to a recent assessment prepared by ECOnorthwest for AARP Nebraska. Many older adults will be on fixed incomes, needing smaller, affordable homes that don’t exist today.

Construction is wrapping up at the Boho Flats building on the northwest corner of 13th & Pine Street in Little Bohemia. The 4-story building has 59 apartments and 5,000 sq. ft. of retail space. The new building is going up on the former Ethnic Sandwich Shop building site. The developer is Sage Capital. The contractor is Lund-Ross Constructors.

The Arthur at 48th & Dodge Street

The Arthur at 48th & Dodge Street

The Arthur, a 329-unit, class-A apartment project is currently under construction at 48th & Dodge Street. The name honors Dr. Arthur Pittman, Omaha’s first African-American veterinarian and a prominent civic leader. His single-story office building is being preserved and incorporated into the project. The Pittman building will serve as the front entrance to The Arthur.

Designed in the Art Moderne architectural style by the renowned John Latenser and Sons and built in 1948, the Pittman building will house The Arthur’s leasing and management office.

The Arthur will be open for move-ins beginning Fall 2025. The $82 million, 5-story building sits between the Dundee area and the Blackstone District. The University of Nebraska Medical Center campus is just to the southeast.

Creighton University Sophomore Residence Hall

Construction has reached the top level on at least part of the future Creighton University sophomore residence hall. The 151,000 sq. ft. building is located on the southeast corner of 21st & Cuming Street immediately east of Creighton’s School of Dentistry. It will house 400 students. The university broke ground on the project last September. Completion is planned for fall of 2026. Creighton recently announced that will build a nearly $25 million campus quadrangle immediately south of this building on the site of the current baseball and softball facilities.

NOVA Apartments Reach Fourth Floor

NOVA Apartments Reach Fourth Floor

Crews have framed the fourth floor of the NOVA Apartments under construction southeast of 12th & Nicholas Street in North Downtown. NOVA will be a 5-story building with street-level retail and 74 apartment units. The building will include 20,000 sq. ft. of street-level retail space for lease. The first floor has been framed with steel beams. Floors two through five will be wood framed. It’s one of several new buildings planned for the Millwork Commons district north of Charles Schwab Field. The ground level will have a sports bar from Baton Rouge, La.

Progress on RiverFront Pickleball Courts

The future pickleball courts along the RiverFront are starting to take shape. Construction is underway on the final piece of the $300 million Riverfront parks project that completely renovated Gene Leahy Mall, Heartland of America Park and Lewis & Clark Landing. The pickleball courts are being built just north of the Kiewit Luminarium. Metropolitan Entertainment & Convention Authority, which runs the Riverfront parks, had to wait on permits from the U.S. Army Corps of Engineers before construction could begin.

Mutual Tower Nearing 2nd-Tallest Building Status

Mutual Tower Nearing 2nd-Tallest Building Status

The Mutual tower’s concrete shear tower core has reached the 34th floor. That means Mutual of Omaha’s future headquarters building is getting close to surpassing the Woodmen Tower as the city’s second tallest building. Located at 14th & Farnam Street, the tower will eventually pass the nearby First National tower to become the tallest building in the Nebraska, Iowa, Missouri and Kansas region. When the building is complete in 2026, it will be 800,000 sq. ft., 44 stories and 677-feet tall.

There will be a short period of time this summer when the Mutual tower will be taller than the Woodmen Tower but it won’t look like it. That’s because the Woodmen Tower’s base sits at a significantly higher elevation than Mutual’s.
