Mutual of Omaha Tower Construction
Crews raised the tower crane last weekend over the future Mutual of Omaha headquarters building at 14th & Farnam Street. The shear tower core is now 39 stories tall on its way to 44 stories eventually. The tower will eventually be 677 feet tall, making it the tallest building in Nebraska, Iowa, Missouri, Kansas and the Dakotas. Completion is planned for the late 2026.

Hawaiian Bros Taking Over Former Boston Market
Construction is progressing on a future Hawaiian Bros Island Grill restaurant, which is going into the former Boston Market building at 704 North 114th Street in Miracle Hills. Hawaiian Bros’ first Nebraska location opened a year and a half ago near Interstate 80 & Highway 370 in Gretna. The Kansas City-based restaurant chain has 65 locations in 12 states.
Creighton Sophomore Residence Hall Progress
Construction is progressing on the future Creighton University sophomore residence hall. The 151,000 sq. ft. building is located on the southeast corner of 21st & Cuming Street immediately east of Creighton’s School of Dentistry. It will house 400 students. The university broke ground on the project last September. Completion is planned for fall of 2026. Creighton recently announced that will build a nearly $25 million campus quadrangle immediately south of this building on the site of the current baseball and softball facilities.
Construction Progress in Millwork Commons
Construction is progressing quickly on The Frame in North Downtown. The $44 million multifamily apartment building is rising on a previously vacant lot west of the Ashton Building at 13th & Nicholas Street. Plans call for a 5-story, 146-unit building consisting of 55, 2-bedroom units and 94, 1-bedroom units. The ground floor will have a single 10,000 sq. ft. retail bay and 65 covered parking stalls. The building will also have two large decks on the second-floor roof. It is just one of several construction projects planned or underway in the Millwork Commons district, which is north of Charles Schwab Field.
The Monico Is Nearing Completion Downtown
Leasing has officially started at The Monico, a 5-story apartment building nearing completion at 1508 Marcy Street downtown. Urban Village is developing the 83-unit building on a 35,000 sq. ft., former industrial site that was once home to Monico Diesel Engine Service. The Monico offers a mix of lofts and studios as well as one- and two-bedroom layouts. Each unit comes with quartz countertops and stainless-steel appliances. Property amenities include underground parking, a package room, bike storage/repair station and in-unit washer/dryer combos. Opening is planned for early August.
Mutual Tower Crane About to Grow in Height
The tower crane that hovers over the future Mutual of Omaha headquarters building is about to get taller. Four additional mast sections are now positioned at the crane’s base. When inserted into the tower crane, the mast/tower will grow another 80 feet taller. Located at 14th & Farnam Street downtown, the Mutual of Omaha headquarters building is rising steadily. Crews are currently working on the 38th floor of the concrete core. When it’s completed in late 2026, the $600 million Mutual Tower will be 44 stories and 800,000 sq. ft. At 677 feet high, it will be the tallest building in Nebraska, Iowa, Missouri and Kansas.
Child Saving Institute’s New Entrance
Child Saving Institute has completed its new main entrance as well as its expanded youth shelter and behavioral health center southwest of Dodge Street & Saddle Creek Road. The entrance is moving from Dodge Street to Douglas Street and will open to the public starting July 21. The full capital project will be completed later this year.
The Campaign for Hope has facilitated the growth of CSI’s essential services, allowing the organization to serve more individuals in need. The new youth shelter will add educational services, a physical activity space and allow for youth to have their own bedrooms. The organization’s goal is to expand to 16 mental health practitioners to provide care to 800 clients annually.
Mid-American Energy Adventure Tower
Construction is progressing on the 138-foot-tall Mid-American Energy Adventure Tower along the Missouri River just north of the Bob Kerry Pedestrian Bridge. It’s part of the Rivers Edge area of Council Bluffs. The tower will have multiple platforms on different levels taking visitors above the trees to experience the expansive and unique river, woodland and city views. An adventure course will provide challenging outdoor activities, including an outdoor 50′ climbing wall, simulated caving experiences, and a roll-glide ride.
The tower is being built above the flood zone, at the levee system’s elevation, to allow opportunities for use when the Missouri River levels fluctuate. An elevated walkway from the levee provides access. The structure will be supported by piles driven to bedrock and designed for flood conditions, including the potential impacts from ice.
