Coffeetree Country Club Takes Shape in West Omaha

Construction is underway on Coffeetree Country Club at 2410 South 217th Street in Elkhorn on the site of the former Skyline Golf Club. The only thing that remains from Skyline is a maintenance shed. Everything else is being built from the ground up. Developed in phases, Coffeetree Country Club will be designed by Jacobsen Hardy, the firm founded by PGA Tour legend Peter Jacobsen. Coffeetree will be a private club and is scheduled to open in November 2026.

Mount Moriah Baptist Church Building

Mount Moriah Baptist Church, the oldest predominantly African-American Baptist church in Omaha, is developing an 18,470 sq. ft. parcel of land on the northeast corner of 24th & Ohio Street. This parcel is just north of a planned multi-use development project headed by Carmen Tapio, founder of North End Teleservices.

Mount Moriah plans to build a 15,000 sq. ft., 3-story, multi-use building called the Moriah Intergenerational Centre. According to a Tax Increment Financing application, the first floor will have two commercial bays and a multipurpose space that can be used as a basketball court or accommodate banquets with up to 185 seating or conferences with up to 250 seating.

One commercial bay will be a 1,500 sq. ft. restaurant space for a fast-casual concept. The other commercial bay will be reserved a major retail tenant to meet community needs, like a shipping store. The second floor will have five flexible spaces that can be used for classrooms, training rooms and community meeting spaces. The third floor will have five to seven office spaces that can be used for existing businesses or emerging entrepreneurs.

The third floor will also have an open-air event space. The developer is requesting $1.1 million in TIF to help finance the $6.5 million project, which is estimated to be completed by fall 2027.

Demolition Underway at 114th & Dodge

Crews have started demolishing the second floor/roof of the iconic Dairy Queen store at 404 North 114th Street. The building will be transformed from the historic, barn-style Dairy Queen into a more conventional single-story, fast-food restaurant. In addition to the structural change, the façade will be updated along with mechanical, electrical and plumbing.

Children’s Behavioral Health Hospital

The $114 million Behavioral Health & Wellness Center at Children’s Nebraska is almost ready to open. The 4-story, 107,250 sq. ft. building sits on seven acres at 85th & West Dodge Road. The main entrance, for both patients and staff, is on building’s the east side. Children’s Nebraska previously announced it will begin serving patients starting in January 2026.

New Scoreboards at Charles Schwab Field

Metropolitan Entertainment & Convention Authority has completed installation of two new scoreboards and a ribbon panel video board at Charles Schwab Field. The ballpark, which is home to the College World Series, now has two scoreboards instead of one. Previously, the ballpark only had one scoreboard in right field. The old one was replaced and an additional one was installed in left field. Roger Dixon, president & CEO of MECA, said the number-one complaint since the ballpark opened was only having one scoreboard. 

The new left and right field scoreboards are 43.5 feet tall and 60 feet wide. They can be operated separately or together. The ribbon-panel video board is four feet fall and 822 feet long.

Habitat Humanity Completes Bluestem Prairie I

Habitat for Humanity of Omaha and its partners have completed development of Phase I of Bluestem Prairie, believed to be the largest nonprofit affordable “homeownership” development in Omaha. The neighborhood is located near 51st & Sorensen Parkway on the site of the former Wintergreen Apartments.

The Bluestem Prairie development, which has been in the making for more than five years, features more than 80 newly constructed homes that have helped families achieve homeownership. In 15 years, the project is expected to go from $0 in property valuation and tax revenue to more than $9 million in valuation and an annual tax income of $300.000.

Site development and infrastructure for Bluestem Prairie Phase II is underway. Construction on the next 64 homes is expected to begin in 2026.

Apartment Complex at 61st & Arbor

A small apartment complex on the southwest corner of 61st & Arbor Street will be demolished to make way for an apartment building as part of the Southside Terrace redevelopment project. While that project is primarily located in South Omaha around 30th & R Street, this complex is considered to be replacement housing. The project site consists of 1.5 acres with two multi-family buildings. Those will be razed for a 55-unit apartment building, a 55-stall, surface parking lot, and a community playground. Apartments will consist of 23 one-bedroom units, 20 two-bedroom units and 12 three-bedroom units. – Isaiah Ang

Black Elk Flex Building in Papillion

Construction has gone vertical on the Black Elk building at 138th & Highway 370 in Papillion adjacent to Amazon’s regional distribution center. The 25,000 sq. ft. flex building will have two dock doors, 4 drive doors and 24-foot ceilings, according to Todd Schneidewind and Bryan Hartmann of NAI NP Dodge, who have the building listed for lease. Ground breaking took place in August, and the building started going vertical last week. It should be fully enclosed by the end of this month and ready for tenant build-out in January. The building can be divided into two bays or leased in its entirety by one occupant.
