New Vendors at Inner Rail Food Hall
New vendors are on the horizon at Inner Rail Food Hall in Aksarben Village. Papi’s Mexican Grill recently opened, specializing in authentic tacos, burritos, and customizable bowls. Other vendors coming soon include All-American Burger, which specializes in smash burgers and fries, and The Grove, a local cold-pressured juice and wellness cafe with existing locations downtown and in west Omaha. – Nicole Buntgen
Sports Complex Moving Forward at Levi Carter Park
The Levi Carter Park Activity and Sports Complex project is about to move forward. In two weeks, the city council will vote on an ordinance to hire Hausmann Construction, Inc. as construction manager at risk. The project will consist of a 100,000 sq. ft. facility with 10 basketball/volleyball courts, a wrestling room, weightlifting room, computer labs and community space. Additionally, the project will add 4 outdoor soccer fields and a 360-stall parking lot. The initial budget is $35,000,000. Site grading could start as early as this spring. The outdoor improvements will be turned over as soon as fall 2025, while the indoor facility could be completed by August 2026. – Isaiah Ang
City Council Approves Funding for Plaza de La Raza
The Omaha City Council approved a resolution to pay $500,000 toward the Plaza de La Raza project in South Omaha. Located at 24th & N Street in the middle of the vibrant South 24th Street business district, the project site is currently a surface parking lot and small pedestrian plaza. Canopy South, a nonprofit organization, is leading the project and has plans to transform the parking lot into a public space. The City’s contribution will fund a children’s playground. Additional funding from the State of Nebraska and Douglas County total $6.5 million and will help fund the construction of a stage, open green space and revived pedestrian plaza. – Isaiah Ang
Mediterranean Restaurant Coming to Village Pointe
Exterior Signage is up for Meddys, a fast-casual Mediterranean restaurant at 17255 Davenport Street in the former Gunderson’s Jewelry space at Village Pointe. While an opening date has not been announced, this will mark the restaurant’s first Nebraska location. Meddys also operates in Missouri and Oklahoma and is known for its hummus, shawarmas and platters. – Nicole Buntgen
Starbucks Reverses Open-Door Policy
Starbucks has updated its store policies, now requiring all guests who enter its cafes to make a purchase. The new policy is effective across all North American locations and aims to address concerns related to non-paying visitors and people without housing. It also marks a shift from the company’s previous open-door policy established in 2018, which allowed anyone to use its spaces regardless of purchase. – Nicole Buntgen
Freddy’s Signs Development Deal for 3 New Restaurants in Omaha
Freddy’s Frozen Custard & Steakburgers has signed a development deal with TR Hospitality to open three new restaurants across Douglas and Sarpy counties. The brand has several existing locations in the Omaha metro. Wichita, Kansas-based Freddy’s has more than 550 restaurants in 36 states, with approximately 130 locations in development for 2025 and 2026.
The Hideaway Bar Opens in Council Bluffs
The Hideaway Grill and Bar recently opened at 807 South 21st Street in the former Whistles Pub & Grub space in Council Bluffs. Hours are 11 a.m. to 2 a.m. daily. The family-owned restaurant runs $5 lunch specials and includes six televisions and a billiard hall. – Nicole Buntgen
Women’s Gym Expanding to La Vista
Victress MVMT, a women’s strength and conditioning gym, will host its grand opening and ribbon cutting February 1 at 8035 South 83rd Avenue (near 84th & Giles) in La Vista. The gym focuses on women’s fitness and intentional training tailored to different stages of life. The gym has a current Omaha location at 1314 North 205th Street plus one in Lincoln. Outback Steakhouse Closes Cass Street Location
Outback Steakhouse has closed its location at 7605 Cass Street. Part of Tampa, Florida-based Bloomin’ Brands, Inc., Outback continues to operate its other metro area locations at 2414 South 132nd Street in Omaha and southeast of Cornhusker Road & Kennedy Freeway in Bellevue.
Streetcar Authority Awards Construction Contract
The Omaha Streetcar Authority approved three contracts for additional construction and engineering work. The largest is $26.7 million with Sampson Construction to build the vehicle maintenance facility. One proponent of the resolution asked about the facility’s capacity if there are future streetcar routes to Council Bluffs or other locations. The facility will have capacity to absorb additional vehicle maintenance needs that future extensions may require, but additional storage will be needed. Completion of the maintenance facility is scheduled for December 2026. – Isaiah Ang
Mexican Restaurant Replacing Former Mexican Restaurant
Signage has been installed for Señor Tequila Mexican Restaurant at 14440 F Street, where Cilantro’s used to be located. Cilantro’s announced that it plans to move to the Oakview area. Señor Tequila has an existing location in Fremont. – Nicole Buntgen
Mediterranean Restaurant Moving to Former Copps Locations
Zaytuna, a Mediterranean cuisine restaurant, will open soon at 7204 Jones Street in the former Copps Pizza location. The family-owned business opened in 2020 and currently operates food trucks at 423 South 13th Street in downtown Omaha and 12701 South 28th Avenue in Bellevue, as well as a spot inside Inner Rail Food Hall in Aksarben. Zaytuna’s menu features popular items such as falafel, chicken shawarma, and baba ganoush. – Nicole Buntgen
Indian Restaurant Opens in Clocktower Village
Karnali Indian Cuisine has opened 843 North 98th Street. The restaurant operates in the former Sebastian’s Southern Crab space just east of Westroads Mall.
Elevate Cycling & Fitness Relocates to Aksarben Village
Elevate Cycling & Fitness has opened at 2111 South 67th Street in Aksarben Village, relocating from Rockbrook Village. The locally owned fitness studio offers a range of classes, including cycling, HIIT, sculpt, endurance and strength training. Elevate also operates Elevate Medspa and Elevate Stretch & Cryotherapy, all located in Omaha. – Nicole Buntgen
“Missing Middle” Housing Projects Planned in East Omaha
“Missing middle” housing projects continue to gain popularity in east Omaha. A developer plans to raze a single-family home at 2009 South 7th Street to build a triplex residential building. The 8,700 sq. ft. property will accommodate 12 off-street parking spaces. Another developer, RSB Group LLC, plans to build duplexes at 6636 North 31st Avenue, a site in the Miller Park neighborhood. That property is 12,600 square feet and is currently vacant. Each unit will have four bedrooms and be split between the main and second story. They also plan to build a single duplex with 3-bedroom units at 3960 North 36th Avenue, a vacant lot south of the North Omaha High School football field. – Isaiah Ang
Isla de Mar Plans Third Location
Isla del Mar Restaurante has announced plans to open a third location, with the exact address yet to be disclosed. The family-owned Mexican seafood and sushi restaurant currently operates at 5101 South 36th Street and 2502 South 133rd Plaza near 132nd & Center. – Nicole Buntgen
A Second Omaha Pro Volleyball Team Debuts Tonight
The LOVB Omaha professional volleyball team is kicking off its inaugural season with its first ever match in Houston tonight at 7 p.m. against LOVB Houston. The match will be broadcast on ESPN+.
Riddle’s Jewelry Opening Third Metro Area Store
Riddle’s Jewelry plans to open a store late this summer at Shadow Lake Towne Center in Papillion. The store will occupy a corner bay in the middle of the mall’s small-shop area. Riddle’s has existing locations at Westroads and Oakview Mall.
Edward Jones Opening Office in Southwestern Plaza
Edward Jones leased the former Pinnacle Bank space at Southwestern Plaza near 144th & L Street, according to Todd Schneidewind and Maddie Graeve of NAI NP Dodge, who represented the landlord in lease negotiations. The financial advisor will occupy a 2,442 sq. ft. end-cap space and join tenants like Scooter’s, Buffalo Wild Wings and Papa John’s Pizza.
Skincare Franchise to Hold Ribbon Cutting January 28
The Only Facial, a skincare franchise, will hold a ribbon cutting January 28th for its new studio at 1020 South 74th Plaza. With 10 locations across the Midwest and South, The Only Facial is “redefining self-care with personalized, results-driven treatments for all skin types and ages.”

Only 11 Condominium Units Created in Omaha in 2024
Condominium development in Omaha is practically non-existent despite a state law enacted a few years ago benefitting condo developers. According to attorney Bob Dailey, a condo expert at McGrath North, a grand total of 11 condo units were created in Omaha in all of 2024. Eight of them were commercial condos, while only three were residential.
Hands of Heartland Opening North Omaha Location
Hands of Heartland will open a new location at 7300 Colfax Avenue in north Omaha on February 4. The organization works in Nebraska and Iowa, serving individuals with developmental disabilities through skill development, meaningful connections and community advocacy. Everbowl Opening First Nebraska Location
Everbowl, a craft superfood restaurant chain specializing in açaí bowls and smoothies, plans to open its first Omaha location at 2913 South 168th Street, next to Godfather’s Pizza. It will be the first of three locations in the Omaha area. Opening is set for late February or early March. The California-based chain has nearly 100 locations nationwide. Infill Project Planned for Park Avenue & Poppleton Street
inCommon Community Development is seeking a $705,833 T.I.F. loan for its $19 million Poppleton East Project. Located at 2911 Poppleton Street, the project is the first phase of two that will transform a 1.1-acre site southeast of Park Avenue & Poppleton Street into a mixed-use development. More than 120 new apartment units and 4,000 sq. ft. of commercial space will be built on the site. Phase one consists of a 4-story, 51-unit apartment building with indoor parking inside the lower level. Twenty-eight of those units are reserved for residents making at or below 50 percent of the area’s median income. Construction is slated to begin this March and end September 2026. – Isaiah Ang

Casa Jalisco, a family-owned Mexican bar and grill, has opened at 14242 Fort Street in Standing Bear Plaza. The restaurant features a variety of authentic Mexican dishes, including Quesabirria, Camarones Cancun, Molcajete, and a kids' menu. – Nicole Buntgen
Discount Tire Plans to Build Store Near 132nd & I Street
Discount Tire plans to build near 132nd & I Street. Their application for a special use permit indicates that they will build a 7,020 sq. ft. building on a 1.25-acre lot neighboring the Tommy’s Express Car Wash at 4225 South 132nd Street. This will be Discount Tire’s sixth Omaha-area location. – Isaiah Ang
Early Bird Opening Village Pointe Location in April
Early Bird will open a new location in the former Paradise Bakery & Café space at Village Pointe Shopping Center in April. The breakfast-and-lunch restaurant has eight locations in Omaha, Lincoln and Des Moines, Iowa. The original location is in the Blackstone District. Early Bird opened a restaurant at 173rd & West Center Road this past fall.
Wienerschnitzel Announces Opening Date
Wienerschnitzel will hold a grand opening this Saturday – January 11th – for its first store in Nebraska or Iowa. It will be located at 3401 South 72nd Street in the MH Landing Development in a building it shares with Salty Dog sports bar. The new Wienerschnitzel will have indoor seating plus a drive-thru lane. Known as “the world’s largest hot dog chain,” Wienerschnitzel was started in California in 1961 and now has locations in 11 states mostly in the west.
Tasty Pizza Plans North Saddle Creek Location
Local favorite, Tasty Pizza plans to build a new restaurant in the redeveloping North Saddle Creek neighborhood. An Omaha Planning Board application indicates that Tasty Pizza plans to build a 3,000 sq. ft. restaurant with a u-shaped drive thru lane near 49th & North Saddle Creek Road. The building will have eight onsite parking stalls. Construction will start this summer with completion in the fall of 2026. – Isaiah Ang
New Minimum Wage Takes Effect in Nebraska
A new year brings a new increase in state minimum wage requirements. In 2022, voters passed Initiative 433 that would increase the minimum wage from $9 to $15 by 2026. As of January 1, 2025, the state minimum wage is $13.50 and will increase to $15.00 in 2026. According to the Omaha World Herald, Nebraska has the 18th highest minimum wage in the nation. – Isaiah Ang
Renovations Planned at Historic North Omaha Building
The Omaha Planning Board will review plans to redevelop the historic Carnation Ballroom at 2711 North 24th Street. The 6,232 sq. ft. building would be redeveloped for commercial use with up to five divisible spaces for office or retail use. No tenants have been announced. The City of Omaha designated the Carnation Ballroom as a historic landmark in 2023. It was originally a bakery store but became historically significant as a ballroom established by Mildred Brown, founder of the Omaha Star. Completion is anticipated by fall 2027. – Isaiah Ang
Northwest Bank Plans 2-Story Office Building Along Dodge Expressway
Northwest Bank plans to build a bank branch building at 14607 California Street. That’s just northwest of 144th & West Dodge Road. Plans call for a 2-story, 20,300 sq. ft. building on a vacant 1.6-acre lot in front of Beth El Synagogue. The branch will have two drive-thru lanes and 68 parking stalls. – Isaiah Ang
Christian Brothers Automotive Opening Fourth Omaha Shop
Christian Brothers Automotive is wrapping up construction on a future location at 20111 P Street. Hiring is now underway. The tentative opening date is March 10th. Houston-based Christian Brothers has existing Nebraska franchises in northwest Omaha, Gretna and Papillion.
NP Dodge Celebrates 170th Anniversary in 2025
NP Dodge Company is celebrating its 170th anniversary in 2025. The six-generation, family-owned company was founded in 1855 and is the longest-running real estate firm in the United States.
Kansas Restaurant Opening Omaha Location in February
HomeGrown, a Kansas-based breakfast, brunch and lunch eatery, will open in February at 3555 Farnam Street in the Blackstone Plaza building. The restaurant has 11 existing locations across the Midwest and will feature locally-sourced dishes from Archetype Coffee, La Quartier Bakery, Just Good Meat, Fat Head Honey and more. – Nicole Buntgen
Retail Strip Center Under Construction at 192nd & Q
Construction has started on Woodlands Retail, a two-building retail strip center totaling 19,322 sq. ft. northwest of 192nd & Q Street. Completion is planned for late 2025. Building “A” will total 13,136 sq. ft. Building “B” will be 5,949 sq. ft. No tenants have been announced.
Parliament Pub Closes Downtown Location
Parliament Pub has closed its downtown location at 1212 Harney Street in the Old Market. New Year's Eve was the final day of business. The English-inspired bar opened in 2008 and operates another location in west Omaha at 16939 Wright Plaza in the Shops of Legacy. - Nicole Buntgen
Wheatfield’s Plans a Second Location at 192nd & Maple
Wheatfield’s is opening an express location at 18902 Evans Street near 192nd & West Maple Road. Interior build-out is underway, and the grand opening is planned for April. This express location will have a drive-thru lane and an extensive self-serve, grab-and-go section. The store will sell quiche, soups, sandwiches and bakery items. The existing Wheatfield’s restaurant is in One Pacific Place near 103rd & Pacific Street.
The Brunch Box Merges Two Downtown Locations into One
The Brunch Box will consolidate its two downtown restaurants into one Capitol District location at 225 North 12th Street. The fast-casual brunch spot will close its Old Market location at 1308 Jackson Street when its sublease ends this spring. The last day of service in the Old Market will be March 30, 2025. The owner of the restaurant said the Old Market location was always intended to be a temporary start for the business. – Nicole Buntgen
