The Duo Omaha

NuStyle Development plans to convert the Central Park Plaza twin towers downtown into 700 apartment, renaming the project as “The Duo Omaha.” The $163 million project will renovate the buildings in three phases with final completion occuring in 2027. Sullivans Steakhouse will remain in the south tower. The old Park Fair Mall — on the west side of the complex along 16th Street — will be torn down and replaced with a city-owned parking garage. Some of the apartments (150 units) will be constructed on top of that new garage.

Sullivan Development Company is excited to announce it has broken ground on Leavenworth Lofts, a 28-unit apartment building located at 3612 Leavenworth Street and strategically positioned within walking distance of UNMC. With construction scheduled to be completed Spring of 2025, Leavenworth Lofts will include one bedroom and one bedroom with den floorplans averaging 1,000 square feet. Penthouse units on the fifth-floor will also be available and feature secured access and private roof top terraces. Unique to Leavenworth Lofts is a short-term rental option for units on the lower level as well as a gallery in the lobby that will spotlight rotating exhibits by local artists.

Additionally, concierge housekeeping services will be available throughout the building along with a
controlled-entrance garage.

New Terminal at Eppley Airport

The Omaha Airport Authority announced a $950 million terminal expansion and modernization project for Eppley. The plan will nearly double the terminal’s square footage while adding two new gates and an international arrivals hall. Centralized security and ticketing. One long concourse. More restaurants and retail beyond the security checkpoint. Completion scheduled for 2028. Much of the new concourse will be in operation well before the final completion date.

Construction is coming along on the $600 million Mutual of Omaha headquarters site. The 44-story, 800,000 sq. ft. building will open in 2026. At 677 feet tall, it will be the tallest building in a multi-state region.

Multi-Family Building 50th & Leavenworth

A local developer is planning a major renewal project on the southeast corner of 50th & Leavenworth Street immediately south of Holy Sepulchre Cemetery in Midtown.

Parkway Development Company, LLC, led by Ryan Spellman, plans to convert a former laundromat sitting on a 24,511 sq. ft. lot into a 5-story, mixed-use building.

Plans call for 53 new apartment units and 44 garage parking stalls in addition to three on-street parking stalls. The apartment project will also feature amenities such as a central courtyard area, community room, pet exercise area and more.

Multi-Family Building on Dodge

ACCESS Commercial, Sower Investment Partners, and Burlington Capital held a groundbreaking yesterday for their 329-unit, multifamily building on the southeast corner of 48th & Dodge Street. The 5-story building will include a fitness center, remote workspaces, community lounge, theater, media room, outdoor dog run and resort-style pool.

One of the key highlights of the development is the preservation of the historic Pittman Veterinary building, which will serve as the complex’s front entrance. Dr. Arthur B. Pittman, Omaha’s first African American veterinarian, ran a thriving practice in the building from 1948 until his passing in 1990. The building will undergo careful restoration to house the complex’s leasing and management office, preserving its original design.

Streets and sewers have been fully installed in The Crossroads development northwest of 72nd & Dodge Street. That means construction on this massive, mixed-use project could start in 2024.

Construction is in full swing on AEF Academy’s three-court, indoor basketball facility at 99th & Portal Road in La Vista. Move-in is scheduled for the first part of October. AEF Academy is a youth basketball organization which stands for “Attitude, Effort and Focus.”
