Betty Rae’s Ice Cream will open a second Omaha location at 595 North 155th Plaza. That’s near Karma Coffee in Pepperwood Village. Omaha-based franchisee Zach Molacek also owns the Betty Rae’s shop at 6307 Center Street near Aksarben Village. Started in Kansas City, Betty Rae’s sells hand-made, hand-scooped ice cream with 26 core flavors. The west Omaha store will be the eighth location overall.
Godega Market, a coffee shop and convenience market, is planning a second location in Aksarben Village, according to a recently filed building permit to remodel the space at 1917 South 67th Street. The previous tenant was Zoup, which closed last year. Godega Market’s original location is at 423 South 11th Street in the Old Market.
A free-standing Starbucks Coffee building is under construction near 195th & Highway 370 in Gretna. It’s part of the Gretna Landing development. Other recently opened businesses nearby include Arby’s, Chase Bank, McDonald’s, Scooter’s Coffee and Walgreens. An ALDI grocery store plans to open just to the east on March 19th.
First Round is taking over the former Copps Pizza location at 2829 South 181st Street. The location is southwest of 180th & West Center Road. It will be First Round’s second location. The sports bar’s original location is at 3901 Farnam Street in the Blackstone District. Copps PIzza closed the location earlier this winter but still operates restaurants in Shadow Lake Towne Center and Nebraska Crossing.
Yumchaa, a bubble tea and gelato shop at 1018 South 74th Plaza, has rebranded as T 101 under new ownership. The local shop, which launched in 2018, continues to operate with the same business model. Its menu features milk teas, smoothies, onigiri (Japanese rice balls), and waffles.
Terra Gaucha, a Florida-based Brazilian steakhouse restaurant, is nearing its opening date in the former Charleston’s building near 137th & West Dodge Expressway. This week, the Omaha City Council approved its liquor license. The application indicates that the opening date is set for April 20, 2025. The restaurant will have lunch and dinner hours. The Omaha location will be the fifth, along with existing locations in Jacksonville, Tampa, Indianapolis and Stamford, Conn.
Ooh De Lally has further expanded its lunch hours from Tuesday through Saturday, 11 a.m. to 2 p.m. The non-profit restaurant is located at 4916 Underwood Avenue in Dundee and offers former inmates the opportunity to train for food-service jobs.
Lemon Tree Cafe, a family-owned breakfast and brunch spot in Ralston, has temporarily closed at 7614 Main Street following a fire on March 6. Local businesses are organizing fundraisers to support its rebuilding efforts, including the Ralston Area Chamber of Commerce.
Central Skate Shop held its grand reopening on March 7 at 2905 North 59th Street in Benson. The shop, which first opened in May 2022, changed ownership earlier this year and continues its mission of supporting skateboarding and art culture with locally focused gear and community engagement.
Snooze Mattress Company has opened a second Omaha store at 10916 Prairie Brook Road in Rockbrook Village. The first store opened a little over a year ago at 16950 Wright Plaza in the Shops of Legacy. The locally owned Omaha franchises are among 16 total locations in nine states.
Chubb Foods at 2905 North 16th Street has temporarily closed for renovations and a rebranding, according to KETV. When it reopens this fall, the store will look more like a convenience store and will have gas station pumps. The store will still carry most of the same products Chubb did.
OPAL Luxury Salon Suites will open its second location by the end of March at 16920 Wright Plaza in the Shops of Legacy. Owned by 402 Permanent Cosmetics, the spa suites and cosmetic academy offer specialized beauty services and education. OPAL’s first location is at 18101 Chicago Street in Elkhorn.
After 38 years in business, The Market Basket is closing permanently Friday, March 14. Owned by Liz Liakos, the restaurant is located at 2501 South 90th Street in Loveland Shopping Center. In its earlier years, The Market Basket was in Countryside Village.
Camille’s Bakery, a family-owned bakery at 4867 South 137th Street in Countryside Village, will close on March 22, because of the rising cost of ingredients. The bakery opened in 2019 and is known for savory offerings such as sweet potato tacos, quiche and turkey enchiladas.
We have an update about On the Border Mexican Grill & Cantina, which abruptly closed its only Nebraska location last month at 8810 South 71st Plaza in Papillion. The Dallas-based chain has filed for Chapter 11 bankruptcy, citing more than $19 million in prepetition funded debt, according to court documents. At the time of filing, the company operated 60 locations.

Jewell on Capitol Hits High Notes with Small Plates, Cocktails and Great Music

The Jewell might sound like just another upscale name, but this sophisticated jazz club nods to a pivotal piece of Omaha’s Black musical heritage, drawing inspiration from the historic Jewell Building and the visionary family behind it. In the early 20th century, Omaha’s North Side – especially around 24th & Lake Street – burst with jazz, culture and entrepreneurial energy.
At its center was the Jewell Building, where the Jewell family operated a variety of ventures and proudly hosted the legendary Dreamland Ballroom.
During jazz’s golden era (1920s – 1950s), Dreamland Ballroom featured sold-out performances from icons like Louis Armstrong, Duke Ellington and Count Basie. This energized the neighborhood with the sound of jazz, swing and blues, making Omaha a can’t-miss stop on the national music scene.

Developers Announce $45 Million Building Project Along Streetcar Route
GreenSlate Development announced that it will build a $45 million, 5-story building on the site of the former WOWT-TV building at 35th & Farnam Street along the future streetcar line.
Plans call for a multi-family building with 180 apartment units. Floor plans will include studio, one- and two-bedroom units with rents ranging from $1,200 to $2,800 per month. Amenities will include a resort-style pool, grilling areas, fire pits, dog-wash station and a dog park.
The project will necessitate the demolition of the old WOWT building. The television station left that building when it moved into the 15-story Blackstone Plaza building next door.
“We are very excited to continue to build on the 10-plus-year momentum of the Blackstone District with this new project,” said GreenSlate principal Jay Lund. “Repopulating Omaha’s urban core with density is what creates walkability and placemaking that make our city unique and special. These projects also help us attract and retain a young workforce, so Omaha can continue to grow and thrive.”
GreenSlate is developing the building in collaboration with John Lund, founder of The Lund Company of Omaha. GreenSlate has been responsible for sparking the original redevelopment of the Blackstone District a decade ago. The developer will apply for $5 million in Tax Increment Financing. The application is expected to go before the Omaha Planning Board in April.
“This community is right on the streetcar route and yet another example of the remarkable development that can be tied directly to the streetcar,” said Omaha Mayor Jean Stothert. “Blackstone’s success and growth will continue to accelerate when the streetcar is running. It will bring new residents and businesses to the area through high-value development, just as we expected.”
Jay Lund said the project would likely be half the size without the streetcar, because he would have to build more parking stalls. The building will have 180 apartments but only needs 90 indoor parking stalls.
“The streetcar reduces the amount of parking throughout the urban core and creates opportunities for new development on parking lots that are seldom used,” said Steve Jensen, an Omaha Streetcar Authority board member. “If we can replace parking lots with development, we get new jobs, new housing and new business. That’s the benefit of the streetcar.”
Demolition of the existing WOWT building is scheduled to begin this spring with completion expected by spring 2027.

The Omaha Metropolitan Area has passed the 1 million population mark, according to U.S. Census Bureau data released today. The metro’s official population grew by approximately 12,000 people over the past year and is now at 1,001,010. Of that total, 878,138 people live on the Nebraska side and 122,872 on the Iowa side. Douglas County’s population is now 601,158. Sarpy County has 204,828. Pottawattamie County has 93,529. The state of Nebraska’s population is 2,005,465.
Sower Investment Partners, ACCESS Commercial and Burlington Capital announced this week that “The Arthur” is the name of their $82 million, 5-story, 329-unit, class-A apartment complex currently under construction at 48th & Dodge Street. The name honors Dr. Arthur Pittman, Omaha’s first African-American veterinarian. His single-story office building – built in1948 – is being preserved and incorporated into the project.
For the first time, crews started installing steel beams this week on Mutual of Omaha’s future headquarters tower at 14th & Farnam Street downtown. The $600 million project has been under construction for a couple years now, but so far, all structural work has been composed of reinforced concrete. As the 44-story, 677-foot tower gets taller, upper floors will have a steel skeleton.
Construction has gone vertical on the northeast corner of 180th & West Maple Road. That’s where OrthoNebraska’s West Maple Clinic plans to call home. The developer of that area is White Lotus Group. The contractor on this project is McCarthy Building Companies. OrthoNebraska has existing locations near Oakview Mall and in Aksarben Village, Elkhorn and Council Bluffs.
New car-related businesses are contemplated for the vacant land in Bellevue just west of Woodhouse Chrysler Dodge Jeep dealership. The Bellevue Planning Department reviewed site plans for an Autozone on the southeast corner of 22nd & West Chandler Road. Additionally, a car dealership will be built south of the auto parts store. The dealership is identified as Luxe Automotive, a used car dealership with an existing location at 6115 L Street.
A neighborhood market is planned for the South 24th Street business district. The corner commercial spot at 4328 South 24th Street was home of the Dross-Sterba Insurance Agency. The 1,200 sq. ft. space will be renovated for a business named IXCOY Market.
There is a new completion date for the Bob Kerry Bridge expansion, colloquially called “Baby Bob.” The $6 million project will create a new pedestrian and bicycle connection between North Downtown and Riverfront. As previously reported, the official opening had to be pushed back because some of the finishing components are on back order. In MECA’s February board meeting, it was reported that there was a setback because of theft of some fencing. As a result, new fencing was ordered and manufactured. The new completion date is now June 2025.
Bennington voters this week passed a $112 million bond issue to build a second high school, according to the Omaha World-Herald. This school is anticipated to open in 2028 near 180th & Military Road.
The City of Bellevue is rezoning land related to the $60 million waterpark project at Highway 75 & Hidden Valley Drive. The Bellevue Bay waterpark will anchor Bellevue’s Good Life District. According to Bellevue Planning Department documents, the city will rezone the first five lots of the district to mixed-use. The waterpark will be built as Phase 1 of the overall development. Phase 2 will include three new hotels and parking. The hotel brands are not identified, but at least one appears to have direct access to the waterpark via covered walkway or skywalk.
An overhead view of the Good Life District shows dozens of new commercial developments and a horse racetrack with presumably an attached casino. Currently, Bellevue has unsuccessfully petitioned for approval of a Bellevue “racino” because the state has already approved the maximum of five such establishments in Omaha, Lincoln, Grand Island, Columbus and South Sioux City.

Compass is in advanced talks to acquire Berkshire Hathaway’s real estate brokerage business, according to the Wall Street Journal. Compass was the biggest U.S. brokerage by volume in 2023, while Berkshire Hathaway’s HomeServices of America was the fourth biggest. HomeServices had 820 brokerage offices, 270 franchisees and 5,400 employees in 2024.
Beautiful Soul Luxe Suites and Blow Dry Bar has opened at 16919 Audrey Street. The 7,500 sq. ft. space is Omaha’s first Japanese head spa. The space also features 20 salon suites occupied by independent beauty and wellness professionals. The same owners operate Beautiful Soul Spa Suites at 168th & Cornhusker Road.
Warhorse Casino Omaha’s expansion is expected to open next month. Last August, Warhorse celebrated the grand opening of its initial phase. The expansion includes space for an additional 1,200 slot machines and two restaurants. The opening date for the expansion is April 22, 2025.
Milan Laser Corporate, LLC, an Omaha-based chain of laser hair removal salons, has entered into an 11-year lease for 43,494 sq. ft. of office space at 18020 Burt Street, according to Cushman & Wakefield/The Lund Company, which represented the landlord, SIR Omaha, LLC. The space is part of a two-building complex that was formerly the CSG campus. The company is relocating its headquarters from 17645 Wright Street. Founded in 2012, Milan has more than 390 locations in 37 states.
Caitlin Embke Counseling has signed a lease for a 1,274 sq. ft. space at 2405 South 130th Circle, according to Mary Purcell and Chris Falcone of NAI NP Dodge, who brokered the lease.
Werner Enterprises, Inc. has received the Transport Topics Sustainability Pathfinder Award for its continued leadership in sustainability within the transportation industry. The company was one of two recipients this year.
Southwest Airlines’ “bags fly free” slogan no longer will apply for bookings made on or after May 28th, according to the Wall Street Journal. Only customers with the airline’s top loyalty status or those buying its priciest tickets will be allowed to check two bags free. Southwest admits that the change will likely cause some loyal customers to shop around. Southwest is the market leader for passenger traffic at Omaha’s Eppley Airfield.

Creighton Basketball set a program record for Big East wins with 15 this season, their tenth year in a row above .500 in conference play. Per Rob Anderson, the list of programs with the most seasons finishing .500 or better in league play over the last 30 years is as follows: 30 – Duke, Gonzaga, Kansas; 29 – Creighton, Kentucky, Michigan State. Decent company for the small Jesuit school in Middle America.
Ryan Kalkbrenner will occupy a lot of real estate in this week’s sports report. The Creighton big man has earned multiple accolades so far and there are still some irons in the fire. On Sunday, he was announced as a unanimous selection to the All-Big East first team and the conference Defensive Player of the Year – again – after leading the league with 2.7 blocks per game. This is his fourth-straight DPOY honor and puts him in rarefied air with Patrick Ewing as the only other player in Big East history to do so. He was also named a Top 5 finalist for the Kareem Abdul-Jabbar Award, given to the best center in college basketball.
Kalkbrenner is the all-time leader for the Big East in blocked shots, field goal percentage, games played and field goals made, per a Creighton release. He is one of two players in the storied Big East Conference to ever win four DPOY honors. He is the winningest player in school history in both the regular and postseason. Doug McDermott had his jersey retired at Creighton just last season, the first since Kyle Korver’s in 2018. It won’t be much longer until a jersey numbered 11 hangs with them.
Steven Ashworth and Jackson McAndrew also earned All-Big East honors of their own. Ashworth, in his second and final season with the Bluejays, was named Second Team All-Big East after leading the conference in assists. McAndrew conversely was named to the All-Freshman team for contributing 7.6 points per game on 36 percent three-point shooting, and 4.4 rebounds per game.
UNO Basketball won the Summit League title Sunday sending them to the NCAA Tournament for the first time in school history. It was hardly the first historic feat for the Mavericks this season, and they hope to keep beating the odds – and trashcans – on the chase for more. #22 Creighton Women’s Basketball lost the Big East Tournament Title to #3 UConn on Monday, 70-50. It was just their 6th loss of the season, with all losses coming to teams in this week’s Top 25, according to Creighton Athletics. The Lady Jays will wait to hear their name called for the fourth straight time on Selection Sunday and are projected as an 8-seed in the NCAA’s final bracket prediction. Fans are invited to a free viewing party for the Men’s and Women’s brackets starting at 4 p.m. at D.J. Sokol Arena.
The NSAA Boys’ State Basketball Championships began last night at Pinnacle Bank Arena in Lincoln. Ten teams from the metro will compete for a state championship from classes A through C1. All championship games will be held Saturday and will be broadcast on Nebraska Public Media.
Former Metro basketball stars Chucky Hepburn, Hunter Sallis and John Tonje all received distinctions in their respective conferences. Hepburn (Bellevue East, Louisville) and Sallis (Millard North, Wake Forest) were named All-ACC First Team while Tonje (Omaha Central, Wisconsin) earned All-Big Ten First Team honors. Hepburn was also awarded the ACC Defensive Player of the Year after leading the conference in steals with 73 (2.43 per game).
Union Omaha lost their season opener last night, falling 3-0 to Greenville Triumph SC in a rematch of last year’s USL League One semifinals. The Owls’ next game will be next Thursday, March 20th against Flatirons FC. All Union Omaha games are broadcast live on ESPN+.

Wall Street: The Week in Review

President Harry S. Truman once said, “Economists have predicted 10 of the last six recessions.” Wall Street’s stock pickers make Truman’s economists look like a pod of clairvoyant palm readers.
For the past few months, Wall Street has been fixated on AI as the biggest technological breakthrough since canned beer. They choose Nvidia as the shiny bobble to entice investors to their prediction snake oil.
On Wednesday, after the market close, Nvidia announced earnings that were vastly greater than the gurus had predicted. The logical outcome of this result was that investors would be all over themselves to get onboard the Nvidia band wagon. NOT!
What followed was a classic lesson in how the market works and reinforces my contention that the market is not the logical institution touted by Cramer et al. There are many different market participants, each with different goals and methodologies. The ultimate price of a stock is an amalgamation of their activity, and therefore unpredictable.
At the Chicago Board of Trade, professional traders bet on where the market is headed. They trade 24/7, and their operation makes Vegas look like a kindergarten pin-the-tail-on-the-donkey party. When the big guys in Chicago saw the news on the Nvidia, their initial response was “This is going to send the market to the moon,” driving the S&P 500 and Nasdaq futures significantly higher.
Then another bunch of traders decided that while Nvidia’s earnings were lights out, maybe that was a bad thing? So, they started betting that Nvidia would do an imitation of a lead balloon, and wham bam, the futures on Nvidia hit the crapper.
The opening bell goes off and Nvidia, the S&P 500, and NASDAQ drop precipitately and the volume soars. This lasted for about 20 minutes. Then, shortly after lunch, no new news and the market and Nvidia spike upward to end the day close to where they started!
The moral of the story is why pay big bucks for market predictions, when you can buy a passive index fund and get better results for free?
