Mutual of Omaha’s downtown headquarters building at 14th & Farnam Street is nearing its final height of 677 feet, solidifying the tower’s presence atop the city’s skyline. The shear core is now complete to the top of the building, with steel erection around the core advancing through the upper levels of the structure.
Despite winter weather conditions, construction remains on track to be completed this fall. The building was first announced at the beginning of 2022, while the official groundbreaking took place in January of 2023. The developer is Omaha-based Lanoha Real Estate Company, and the general contractor is JE Dunn Construction.
Temporary heat and enclosures have been installed throughout the tower to protect completed work and maintain quality during cold-weather operations. These measures have enabled construction crews to continue completing interior activities without interruption.
“This steady, floor-by-floor progress signals a pivotal transition from primary structural work to enclosure and interior build-out,” Mutual of Omaha said in a press release.
The tower’s exterior is rapidly taking shape as the glass curtain wall now extends through level 36, defining the architectural character of the building and providing a growing shield from winter weather. Construction has continued on the tower’s wide podium base, which contains the parking garage, where architectural details and signage elements are being integrated into the building’s exterior.
Inside the building, construction teams are advancing several workstreams in parallel. Office floors are beginning to transition from raw structure to finished interior spaces. Access flooring, fireproofing, wall systems and finish materials are being installed throughout the tower.
Mechanical, electrical and plumbing systems continue to be installed, marking key infrastructure milestones and shaping the future workplace environment with each passing week.
At 677 feet, the tower will be the tallest building in a region of several surrounding states including, Nebraska, Iowa, Missouri, Kansas and South Dakota. The second tallest building in that region is also in Omaha – FNBO’s headquarters at 16th & Dodge Street.
The building includes one of the largest parking garages in the region with 2,200 parking spaces for Mutual employees on weekdays and community use on evenings and weekends. The building is designed for a hybrid work model with 800,000 sq. ft. For reference, the current Mutual of Omaha campus in Midtown is 1.7 million sq. ft.
Employees who occupy the building will have access to a multilevel “sky lobby” (16th–20th floors) with dining options, fitness and wellness services, tech concierge, flexible meeting spaces and landscaped outdoor terraces. The 44th floor will house conference facilities with dramatic, two-story atrium views.
