Boys Town Research Hospital Expansion
Steel beams are now going vertical at the construction site of Boys Town Research Hospital’s 254,000 sq. ft. expansion project northeast of 144th & Pacific Street. The $300 million project – funded in part by a major gift from the Ryan Family Foundation – will add hospital beds, surgical suites and research space, allowing Boys Town to care for more patients, grow its medical staff and unite research and clinical care in one location.
The addition consists of two, 4-story wings that will jut out from the southwest and southeast corners of the existing 1-story building. The expanded facility will allow for 131,000 sq. ft. of additional hospital space for acute care, imaging and inpatient rooms as well as 123,000 sq. ft. of dedicated research labs and clinics. Plans also call for an on-site café.
Oxworth Apartments on Leavenworth Street
Much of the exterior has been installed on the future Oxworth Apartments at 27th & Leavenworth Street. Clarity Development Company is building a 5-story, 194-unit apartment building on the southeast corner. The layout includes 56 studio, 115 one-bedroom and 23 two-bedroom apartments. The first floor will have 127 indoor parking stalls. An existing building at 810 South 26th Street will house an additional 12 parking stalls. Completion is planned for late 2026.

Work Starts on Former FNBO Building
NuStyle Development has started converting the former FNBO “Main Bank” building into 294 market-rate apartments. The building is located at 1620 Dodge Street, directly north of FNBO’s First National Tower. The 22-story building was constructed in 1971. At 295 feet, it is the sixth tallest building in Omaha behind the Mutual of Omaha tower, First National Center, WoodmenLife Tower, Elmwood Tower and Union Pacific Center.
According a city building permit, the scope of work involves, but is not limited to, the following: Replacement of spandrel glass with vision glass in selected locations, removal of elevators, infilling concrete floors, and the build-out of residential units. Historic spaces such as the elevator lobby’s pedestrian passageway and two-story banking space will be retained, in addition to historic materials such as interior storefront, escalators and extant terrazzo floors. NOVA Apartments Building Nearly Complete
Construction of NOVA Apartments is nearly complete southeast of 12th & Nicholas Street in North Downtown. NOVA is a 5-story building with 74 apartment units. The building includes 20,000 sq. ft. of street-level retail space for lease. Tenant-finish work is underway on the first floor. It’s one of several new buildings planned for the Millwork Commons district north of Charles Schwab Field. The ground level will have a sports bar from Baton Rouge, La.

Retail Construction at Avenue One
Construction is progressing on several retail building at Avenue One, the Good Life District south of West Dodge Road at 192nd Street. Some of the upscale retailers include Williams Sonoma, Pottery Barn, L.L. Bean, Arhaus, West Elm and Perry’s Steakhouse & Grille. Poag Development Group and Jasper Partners are working on the 200-acre development. Phase one includes 233,000 sq. ft. of specialty retail, grocery, dining and service businesses.

Exterior Signage on Mutual Tower
Installation of the Mutual of Omaha logo atop the company’s downtown headquarters building has started. The 677-foot, 800,000 sq. ft. skyscraper is under construction at 14th & Farnam Street. Crews from JE Dunn are carefully hoisting the letters into place, with the goal of completing and illuminating the sign in time for the NCAA Men’s College World Series. In addition to the signage, exterior work on the building is nearing completion, with final glass curtain wall panels now being installed.
As exterior work nears completion, construction will shift primarily to interior work for the remainder of the year. The tower is the tallest building in Nebraska as well as several bordering states, including Iowa, Missouri, Kansas, South Dakota and Wyoming.

Park Avenue Senior Housing Development
Foundations Development plans to build affordable housing in Midtown. The Planning Board this week approved rezoning of a 14,300 sq. ft. site at 1039 Park Avenue on the northeast corner of Park Avenue & Pacific Street to accommodate the project. Additionally, the board approved the developer’s $650,000 Tax Increment Financing request to help finance to $10 million project. Plans call for a 4-story building with 50 apartment units and integrated parking in the basement. The apartment units will be reserved for resident 55 and older. Construction will begin this fall and is projected to be completed by Spring 2028. – Isaiah Ang
Olsson Moves into New Building
Olsson moved into its new Omaha office yesterday at 14500 Heartwood Row, Suite 200. It’s the first building in The Row, a mixed-use area in the middle of Heartwood Preserve. More than 300 Olsson employees now occupy the second and third floors of the 4-story building. The building features retail space on the ground floor. Olsson is an engineering and design firm with more than 2,300 employees located across the country. Additional construction projects are coming soon to The Row, including a Marriot Autograph Collection hotel known as The Elowen.

Getting Ready for the Sign
Crews are getting ready to install the “Mutual of Omaha” sign atop the new skyscraper in downtown Omaha. It’s one of the few remaining external elements to be completed on the $600 million headquarters building at 14th & Farnam Street.
